PRIMARY PURPOSE OF POSITION:

• Performs repairs, maintains equipment, daily work requests, tasks as assigned or required by department policies and procedures.
• Performs Maintenance functions as required per Federal, State, Local, Administrative or department policies and procedures.
• Performs tasks requested Supervisor and/or Administration to insure a safe, pleasant campus for all. 

JOB DUTIES:

1.  Primarily responsible for all preventive maintenance and repair of all HVAC equipment campus wide.
2.  Maintain inventory control and obtain part numbers and quantities for supplies and equipment and services for supervisor to obtain.
3. Maintain records as required by company policies and procedures.
4. Perform various tests, inspections and work as required by Department, Administrative, and Local, State and/or Federal governing bodies and update records of same.
5. Fill in for other staff as needed during absences, vacations etc.
6. Prepare resident living quarters upon vacancy, move-in, or transfers.
7. Maintain and repair equipment, lighting, plumbing and other systems throughout the facility.
8. Understanding and operation of various building systems such as Fire Alarm, HVAC, Telephone, Security etc., including monitoring of HVAC controls nights, weekends, extreme weather to insure comfort and safety of occupants.
9. Perform other duties as assigned.

Qualifications

Experience: Minimum of 4 years in the trade.
Education: High school diploma or equivalent. HVAC Education.
License: Valid Wisconsin driver’s license required to allow for timely on call response 24/7/
Certifications: HVAC Certification
Other: Must maintain complete confidentiality and discretion. 
Read, write and speak the English language.
