Osprey Management is Hiring a Maintenance Manager Near Norwich, CT

Description

Osprey Management has an immediate opening for an experienced Maintenance Manager at several of our Mobile Home Community locations in Norwich, CT. The ideal candidate would have a minimum of 2 years maintenance experience, extensive experience operating a snow plow, along with strong multitasking abilities.

**YOU MUST BE ABLE TO OPERATE A SNOW PLOW AND SALTER FOR THIS POSITION** Some locations are multi-level; the ability to maneuver snowplow up and down hills and through tight spaces is a must.

POSITION PURPOSE AS MAINTENANCE MANAGER:

The Maintenance Manager is responsible for performing various maintenance duties necessary to maintain and enhance the value of the community. The Maintenance Manager aids the Property Manager in all phases of the overall physical maintenance of an income producing property. This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance. The Maintenance Manager is responsible for reducing property liabilities and ensuring resident safety by identifying and removing all potential hazards. The ideal candidate will be an independent, self-starter who has excellent grounds keeping and maintenance skills. Must have reliable transportation and insurance.

JOB RESPONSIBILITIES AS MAINTENANCE MANAGER:

  • Work with the Property Manager to identify janitorial, grounds keeping and maintenance-related and capital improvement activities.
  • Perform grounds maintenance and overall upkeep to common areas of community.
  • Work with the Property Manager to meet and exceed the needs of the Mobile Home community.
  • Multi-task and manage multiple projects
  • Will coordinate projects with vendors as needed
  • Managing watering system to optimize turf conditions
  • Mowing, Edging, blowing, cleaning and Snow plowing and salting.
  • Painting, general carpentry, electrical and plumbing such as unclogging drains, and HVAC repair/replacement
  • Rehabbing of onsite or incoming homes.
  • And additional items as needed

QUALIFICATIONS:

  • Willingness to work respectfully with people of diverse backgrounds
  • 2-3 years of general maintenance experience
  • Able to work independently and with minimal supervision
  • Willing to work in all outdoor conditions/elements – snow, rain, heat etc.
  • Outstanding time management and organizational skills
  • Must have a flexible schedule with weekend availability for maintenance emergencies
  • Ability to solve problems involving: equipment/ maintenance issues, emergency situations, etc.
  • Ability to lift to 50 pounds is required
  • Valid driver's license and clean background required
  • On call for emergency maintenance as needed and must be available by cell phone.
