OUR MISSION is to DO the very best for our clients and customers with integrity, professionalism, and altruism allowing them to BE the very best in their business GLOBALLY.ABOUT THE ROLE Owner’s Rep (OR) will act on behalf of Owner to become a virtual extension of the Owner’s Project Team and will establish an immediate and close relationship with the Owner to gain a complete understanding of the Owner’s Project requirements, goals and constraints, and general business objectives.

• Bring “best practice” and innovative experience to this Project that will facilitate the delivery of efficiencies in terms of project controls, scheduling, cost management, and reporting.
• Comply with the Owner’s standards for quality, optimal cost structure, and on-time delivery, and implement these standards into the overall framework of the Project.
• Act as an extension of Owner’s organization to assist in maintaining project level schedule and cost controls and reporting in line with Owner’s requirements. OR is expected to help enforce policy, gather information, and report out key project indicators

Provides Cost Control / Schedule Control services, or other Control Management services to support NA-WEST Site Projects, while also providing regional program level support at NA-WEST. Contractor’s job description is as outlined below: Contractor through its employee, (the “Controls Manager”) will provide Project Management Support Services for certain construction related activities in connection with the Facilities (the “Projects”). The Controls Manager will perform the following tasks, in full collaboration and coordination with Google’s Controls Management. The Controls Manager will serve as Google's agent, consultant, advisor, and authorized representative through all phases of the Projects. The Controls Manager will work with the Google’s stakeholder groups, related consultants and the construction contractor(s) on the requirements of the Projects, the Controls Manager’s scope of Services may include the following:

A. Estimating. Cost estimating Services on an as requested basis, for any of the following stages of the project life cycle:

1. Cost Estimate Reviews for all Projects

B. Change Order Review. Change order validation as needed, on an hourly basis. These services are to include:

1. Cost Review/Validation of change orders under 
2. Cost validation to include labor rates, productivity and material quotes
3. Adherence to contractual terms and conditions
4. Schedule validation
5. Math checking
6. Alternative identification and evaluation

C. Cost Reporting and Forecasting.

1. Cost Reporting, budget management, tracking project change, risk identification and contingency management including utilizing client tools & dashboards for Cost Reporting, budget management, tracks project changes/risk/opportunities & GC/Vendor/Owner Contingency Management
2. Co-ordination of external estimating resources
3. Cash flow generation, tracking and forecasting
4. Commitment / proposal evaluation, analysis and approvals, and also utilizing client tools & dashboards for GC SOV Commitment / Proposal evaluation, analysis, and approval. Collaborate with the GC on improved Commitment & Cash flow Reporting for new and retrofit projects.
5. Prepare quarterly accrual estimates
6. Co-ordination with the scheduling team to ensure project construction schedule & forecast alignment
7. Validate construction manager/general contractors ('CM/GCs") are providing appropriate project schedule estimates
8. Estimation and tracking of owner costs across all Project Sites
9. Total Cost of Ownership ('TCO") analysis
10. Coordination with CM/GCs to produce monthly reporting
11. Generate slide presentations demonstrating cost forecasting and process
12. Add information to internal benchmarking and estimating databases
13. Provide support to Project Managers for cost meetings, OAC meetings as requested by client from time to time.
14. Support Project Close Out Activities (i.e. PO, Contracts, etc.)
15. Reconciliation using client tools & dashboards 
16. Report on requested KPIs

D. Annual & Quarterly CAPEX Planning / Budgeting

Requirements

  WHAT YOU NEED TO BE SUCCESSFUL

• Has project controls / QS experience with 5-8 years of min experience either with a previous owner, operator or general contractor
• GC experience preferred / solid construction background
• Mission-critical (data center specific) experience
• Local to the site (within 100 miles)
• Demonstrated experience dealing with local AHJs
• 100% dedicated to the project and client!
