Job Summary:

The Maintenance Supervisor is responsible for overseeing and participating in skilled building maintenance and repairs. Working under the direct supervision of the Director of Plant Operations, this role involves supervising Maintenance Mechanics and Maintenance Helpers, scheduling work, coordinating preventive and corrective maintenance, and ensuring proper staffing for maintenance duties. The Maintenance Supervisor also assists in planning project work, conducts routine inspections, and manages building system operations. Additionally, they may oversee the maintenance of the facility's fleet of vehicles in compliance with regulatory standards.

Key Responsibilities:

• Supervise daily maintenance staff operations, including scheduling and timekeeping.
• Coordinate preventive and corrective maintenance work, scheduling repairs as needed.
• Manage minor project work using computerized maintenance systems.
• Assist in providing relevant inservice training and maintain parts and supplies inventory.
• Oversee skilled maintenance work on various building systems and equipment.
• Participate in the operation and maintenance of heating, ventilation, and air conditioning systems.
• Conduct routine inspections to assess repair needs across all properties.
• Operate building system controls, conduct generator testing, and manage fire drills.
• Train fellow employees in specialized skills and complete assigned project work.
• Manage on-call duties for winter snow removal and respond to emergency calls.
• Estimate materials required for repairs and supervise fleet vehicle maintenance if applicable.
• Other duties as assigned.

Qualifications:

Education:

• Two-year associate's degree in an engineering or related discipline. Five years of experience in building maintenance can be substituted for the associate's degree.

Experience:

• Five years of experience in skilled work in areas such as carpentry, plumbing, electrical, or HVAC. A two-year degree in an engineering discipline can substitute for two years of experience.

Licensure:

• Valid driver's license.

Physical Requirements:

• Ability to perform manual tasks, including lifting and carrying 45lbs or more, bending, and operating equipment.
• Physical stamina to work extended shifts and respond to emergencies as needed.
