Residential treatment program clients live in fully furnished townhomes that are professionally staffed 24-hours a day. This realistic, home-like setting allows residents to adapt their new coping skills within the local community and practice their daily routines while taking part in the therapeutic process. In our residential treatment program, we help our clients successfully transition back into their homes, family lives, and careers with newfound self-esteem, direction, and control.

 Position Summary

The Maintenance Supervisor is responsible for oversight of the processes and people who create and maintain a safe and compliant healthcare environment; including but is not limited to resident rooms, common areas, main facility grounds, step down home grounds, departmental reporting, supervision of assigned staff, supply requisition, mechanical equipment, all electrical appliances, all electronic devices, and all vehicles owned or leased by Lifeskills South Florida.

Relationships and Contacts

Within the organization: Initiates and maintains strong professional relationships with peers, immediate supervisor, and leadership throughout the organization.

Outside the organization: Initiates and maintains strong professional relationships with clients and families, clinical providers, referral partners and vendors, as needed.

Essential Responsibilities

  1. Ensures facilities are toured daily, inspects and coordinate repairs of property, vehicles, and furnishings in a timely manner.
  2. Manages and purchases necessary materials and supplies for maintenance and housekeeping staff departments in accordance with budgetary and purchasing requisition guidelines.
  3. Provides safety in-services, drills and trainings as required or assigned.
  4. Provides direct supervision, coaching, and clear instruction of workload assignments to staff.
  5. Provides supervision and oversite, ensuring efficiency and compliance with time sheets, reports, documentation, regulatory agencies, and policies and procedures.
  6. Coordinates and oversees services from outside vendors, as needed.
  7. Manages outside environment including mowing, plants, landscaping, building maintenance, and repair.
  8. Communicates with appropriate staff if an area is out of use.
  9. Performs repair of facility, vehicle, or grounds in a timely manner.
  10. Manages the safety and risk reduction of facilities and vehicles through maintaining safety equipment, managing hazardous materials, maintaining, and inspecting fire safety equipment and utilities.
  11. Performs repair and maintenance of building, including but not limited to; minor plumbing repairs, maintaining smoke detectors, air conditioning filters, caulking, tile repair, wall repair, touch up paint, and grout.
  12. Performs maintenance of grounds keeping in a timely manner, including but not limited to mowing, edging, trimming grass, hedges, trees, planting, watering, weeding, mulching flower beds and rock beds.
  13. Maintains walkways, sprinklers, decks, gutters, patios, and exterior lighting.
  14. Performs and/or coordinates housekeeping.
  15. Manages the safety and risk reduction of facilities and vehicles through maintaining safety equipment, managing hazardous materials, maintaining, and inspecting fire safety equipment and utilities.
  16. Ensures safe disposal and storage of all materials in resident areas to limit access by residents.
  17. Wears personal protective equipment when using power tools, chemicals or as needed.

Additional Responsibilities

  1. Can be relied upon to be at work as scheduled and is rarely absent from work, notifying the supervisor if absent.
  2. Demonstrates an ability to adapt to changes in the facility function, management styles, and facility routines.
  3. Reads, understands, and adheres to all company policy statements on ethics, conduct, and conflict of interests.
  4. Adheres to facility policies, procedures, rules, and regulations, implementing regularly.
  5. Other duties as assigned.

Qualifications


Minimum Requirements

Education and Experience

High school diploma or equivalency required, trade or vocational school training preferred. Requires a minimum of three years previous experience in maintenance and grounds keeping. Current CPR/First Aid Certification. Requires valid Driver’s License, vehicle liability coverage and acceptable driving record.

Physical Requirements

  • While performing the duties of this job, the employee will be required to communicate with peers/public, clients and/or vendors.
  • Tolerant to various noise levels: noise level in the work environment varies – may be very quiet to moderate.
  • Job performance will require the ability to move throughout the building as well as sit or remain stationary for extended periods of time.
  • While performing the duties of this job, the employee may be required to talk or hear, sit, stand, walk, reach, climb or balance, stoop, kneel, crouch or crawl, taste, or smell.
  • Ability to move up to 50 pounds.
