Job Description:

The Store Maintenance Service Manager role at OSJL leads the Store Maintenance Service team and supervises the daily operations of all preventative maintenance programs. This dual focus guarantees swift resolution of store issues, promotes long-term facility health, maximizes store uptime, and minimizes disruptions for our customers.

Key Responsibilities:

  • Lead and manage the Store Maintenance Service team, ensuring timely completion of tasks, projects, and work order requests.
  • Prioritize urgent and emergency projects.
  • Supervise associate performance, provide coaching, delegate tasks, and follow up for completion.
  • Assist with hiring, training, and mentoring new team members.
  • Oversee facility and property issues, including, but not limited to, vendor management and work order completion.
  • Drive compliance with standard work order completion and service level agreements.
  • Review vendor quotes, bids, and proposals against service agreements.
  • Report compliance or discrepancy status to OSJL’s procurement department and authorize qualified service providers.
  • Ensure contact information for vendors and contractors is accurate.
  • Create and complete project estimates.
  • Reconcile invoices, purchase orders, and statements.
  • Provide a high level of customer service. Facilitate timely communication with landlords, contractors, and third parties, and support OSJL’s tenant retention practices.
  • Cover phone calls for Store Maintenance and address resulting issues.
  • Research lease obligations to ensure that repair and maintenance responsibilities are fulfilled.
  • Ensure all emergency situations receive proper attention and are managed as directed by designated leaders.

Qualifications:

  • 6 or more years of professional experience in facilities management or property management is preferred. 
  • Knowledge of general repair and maintenance pricing is required.
  • An Associate or Bachelor’s degree in a related field is preferred.
  • 2 or more years of experience in a supervisory role is preferred.
  • Prior experience as an estimator is preferred.
  • Proficient in work order management software.
  • Proficient in Microsoft Office and Google platforms (i.e., Sites, Slides, Drive, Docs, Sheets).

Work Environment:

  • Works primarily in a climate controlled environment with minimal safety and health hazard
    potential. 
  • Works in an office environment sitting at a desk, table, or computer workstation for extended periods of time. Frequently uses near vision for reading and computer tasks. 
  • Periodic travel to stores for training may be required.
