REPORTS TO: Manager or Maintenance Supervisor

JOB PURPOSE: Assists the maintenance supervisor in maintaining the physical integrity of the community. This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff. The maintenance technician will carry out assigned duties in a safe manner and other duties as requested by the maintenance supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.

ESSENTIAL JOB RESPONSIBILITES:

• Maintains inter-and intradepartmental workflow by fostering a spirit of cooperation.

• Maintains safe and clean working environment by complying with procedures, rules and regulations.

• Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.

• Constantly be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions such as broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.

• Performs routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and Property Manger.

• Be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.

• Insures that all storage areas remain locked when not in use.

• Other duties as directed by management.

• Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines

• Change locks and make keys

• Assists in moving abandoned furniture, appliances, etc. to dumpster when necessary.

• Reports all major repairs and need requisitions to Maintenance Supervisor and Manager prior to any expenditure of funds.

• Be knowledgeable of inventory levels of spare parts and supplies and inform Maintenance Supervisor or Manager of shortages.

• Assists in keeping grounds neat and free of liter. Rakes, sweeps and shovels as circumstances warrant.

• Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following on a daily basis:

• Electrical and plumbing (including waterlines)

• AC and heating systems

• Appliances

• Stairs, gates, fences, patio and railings

• Tile, carpet and flooring

• Roofing, gutters and fasteners

• Interior/exterior lights

• Fireplaces and ceiling fans.

• Gas fixtures and appliances (where applicable)

• Shutters, doors, cabinets, windows and sliding glass doors.

• Gas and electric

• Door locks

• Ceiling leaks.

• Walls.

• Pool areas, tile, and pool furniture.

• Performs other duties as directed by management.

EDUCATION AND QUALIFICATIONS:

• HVAC Certification preferred.

• Previous apartment experience.

• Current and valid driver’s license.

• Ability to read and write
