Who We Need

To support Netrality’s continued growth, we seek an Asset Management Analyst to play an integral part in the internal reporting of asset performance. The right candidate will support both the Asset Management and Accounting teams through research of revenue and expense variances, authorship of related narratives, development of financial models, annual budgets, and support of the underwriting process as well as due diligence. This position offers the opportunity to work closely with the Leadership, Property Management, Accounting, and Data Center Operations teams.

Initially, this role will embed within the Company’s Financial Planning and Analysis group, developing an in depth knowledge of our property performance, operations, budgeting and reporting framework and provide direct support to Accounting and FP&A in the preparation of monthly performance analysis and variance narratives. After the successful completion of one annual reporting and budgeting cycle (est. 10-12 months), the candidate will join the Asset Management team. They will leverage their developed knowledge through continued analysis of property performance and support of property level initiatives to improve operating results.

Netrality is a close-knit team of A-players. This position allows opportunity for the right person to establish efficiencies and best practice enterprise-wide, with the potential for growth of the within the function over time.

Description of Responsibilities

  • Serve as liaison between property management and accounting groups to support variance analysis in financial reporting
  • Prepare verbal and written presentations regarding existing and potential investments
  • Prepare performance financial reports across a variety of variables
  • Work with brokers, lenders, equity partners, third party consultants, attorneys, accountants, property managers, directors of business development and engineers to help facilitate a property transaction and ongoing portfolio operations
  • Assist in management of existing property investments including updating financial projections, preparing asset operational reports, formulating lease abstracts, performing market research, completing budgets
  • Research and proactively communicate market trends and patterns to team and adjust asset strategies accordingly
  • Travel to property sites as needed to support due diligence efforts
  • Foster and maintain positive client relationships through clear and transparent communication and reporting
  • Thrive in a face-paced environment, managing competing priorities
  • Be curious and inquisitive about understanding and improving business processes
  • Be a team player with the ability to work and communicate across a variety of business units and management levels
  • Provide ad-hoc analytical support and special projects as requested
  • Communicate regularly with management and various business units

Position Requirements and Desired Skills

  • Bachelor’s degree required with real estate, economics, accounting, or finance concentration
  • 1 years of real estate or finance experience and concepts in a dynamic, diverse organization strongly preferred through internships or other professional experience
  • Possess a desire to learn and grow, take initiative and embrace a team working mentality
  • Commitment to advancing your career in the Data Center and Real Estate industries
  • Advanced experience utilizing Microsoft Excel, and ideally other accounting software such as MRI and/or Argus Enterprise.
  • Strong analytical, critical thinking, problem solving and organizational skills
  • Excellent communicator, confidently articulating complex analysis and solutions both orally and written
  • Be a detail-oriented problem solver, working towards meaningful solutions at all times
  • Experience working independently as well as collaboratively; effectively managing priorities while meeting hard deadlines
  • Ability to work cross-functionally with ease
  • Proficient with the Microsoft Office Suite, including advanced Excel skills with the ability to build and interpret comprehensive investment cash flow models
  • Self-motivated, initiative taker with a can-do attitude
  • Highest ethical and professional conduct and integrity
  • Adhere to all guidelines and expectations set forth in company’s corporate handbook
