Overview

Nakupuna Consulting is looking for a Facilities Maintenance Assistant to be under the general supervision of the Site Manager, the Facilities Maintenance Assistant performs a variety of general, preventive maintenance, and repair work as well as custodial tasks and works with the Site Manager and the Custodial Professional to ensure that the maintenance needs are completed in a timely and quality manner.

Responsibilities

• Reports to the Site Manager who is responsible for overall facilities maintenance services
• Assists with coordination of services performed by the Offutt AFB shops or contractors whose work impacts DPAA
• Coordinates response to emergent situations after consulting with the Site Manager
• Performs minor building, HVAC, plumbing, electrical and painting repairs as necessary
• Monitors building management systems (e.g. building automated controls network and lighting) to ensure working conditions are maintained in office and laboratory areas
• Responds to routine and emergency calls for repairs and service
• Performs inspections to identify maintenance deficiencies
• Documents work performed on appropriate service, repair, and inspection reports or records
• Monitors specialized maintenance vendors, e.g. automated controls, HVAC, fire systems, to correct, repair or prevent deficiencies
• Identifies supplies, equipment, and other items needed to support facility maintenance and repair; assists with reorders as normal stocked inventories require replenishment
• Assist with special projects as assigned
• Assist in custodial services as needed
  • Sweeps, dusts, mops, scrubs, washes, vacuums, waxes, and polishes building floors, walls, woodwork, windows, furniture, equipment, and hardware using established practices and procedures
  • Cleans and sanitizes all rooms (e.g., laboratories, washrooms, offices, conference rooms, record rooms, and common areas) using established practices and procedures
  • Keeps washrooms stocked with appropriate supplies
  • Collects and disposes of trash and garbage; moves equipment, as necessary
  • Assists with orders and distributes custodial supplies; assists with maintaining inventory
  • Observes and reports safety violations; actively participates in emergency situations
  • Maintains necessary records; prepares required reports
  • Maintains cleaning equipment such as vacuum cleaners, floor buffers, and cleaning compounds
  • Locks and unlocks assigned buildings: secure building when facilities are not in use, checks for unlocked doors and windows, reports any unauthorized occupants, turns off lights
  • Attends to emergencies when necessary
  • Attends safety meetings and other related meetings
  • Takes classes as required in cleaning methods and techniques, new products, First Aid, CPR, and working relationships

Qualifications

Skills/Qualifications: Excellent communication and interpersonal skills, ability to prioritize and perform multiple tasks simultaneously, outstanding customer service skills, ability to work effectively individually and with a team, ability to follow oral and written instructions, proven record of general maintenance and repair, cleaning and sanitizing laboratories, offices, washrooms and showers, knowledgeable of handling, mixing and using cleaning chemicals in a safe manner, ability to work for long hours on one’s feet, agile to perform physical tasks constantly, knowledge of occupational hazards safety rules.

Education and Experience: Requirements consist of 2 years of experience in building or institutional custodial work or an equivalent combination of education and experience.

Military Installation Access: This position resides on a military installation. Candidate must be able to qualify for and obtain a base access pass. Nakupuna Companies will work with the government to obtain this pass at no cost to the employee. This position provides facilities support services at Offutt AFB in Omaha, Nebraska.

Clearance: This position requires an active SECRET security clearance. Must be a U.S. citizen.
