Commercial Property Manager
Las Vegas local Commercial Property company, currently owns and manages more than 700,000 Square feet retail, office spaces, are Seeking full time experienced Commercial Property manager. We have been growing 30% annually during the past 5 years.
Qualifications:
· At least 1 years commercial property management experience. Construction Experience Plus Excellent written and verbal communication skills.
· NV Real Estate License with Property Management Permit
Job Responsibilities Include:
1. To accountable and responsible for all property operations. This includes:
a. Ensure timely collection of rents, logging and follow up calls with tenants. Renew lease agreement upon lease expiration
b. Coordinate property maintenance schedule. Inquire, Review and select bids for service contract, building repair and maintenance, Tenant improvement project
c. Monitor expenses and continuously looking for means to lower operating costs
d. Create management reports, financial statements, administrative mailings and customer service reports.
2. To have “knowledge” of the property, PM must:
a. learn about the history of the property, understand the property’s governing documents, know and understand all of the physical components of the property (sticks and bricks) as well as become familiar with the financials, the budget and the long term plans.
b. Conduct frequent inspections/walk through of all centers and vacant units. Identify capital improvement area and submit an analysis to owner for approval.
3. Creating and maintaining excellent relationships with Tenants and Owner. PM must:
a. work directly with Owner to set reasonable, clear and agreed-upon expectations of performance.
b. Complete an annual business plan and aid in the preparation of a budget.
c. Prepare, provide and participate in monthly financials reviews by creating a monthly variance report
d. Maintain good occupancy, advertise for lease, show unit to potential tenants. Negotiate and write lease contract.
Compensation:
· Full time position. $40,000 - $60,000 based on experience Bonus,
· Retirement benefit plan and health insurance
· Tuition Reimbursement
