Successful candidates will have the following attributes:
· Previous residential property management experience that includes responsibility for operational results, sales and marketing and team supervision.

· Proficiency with Microsoft Office products.
· Proficiency with Yardi, Yardi CRM, and Leonardo247 are a plus.
Responsibilities:
Financial
· Develop and manage business plan in cooperation with the owner.
· Optimize rental income.
· Effectively control expenses.
· Monitor and maintain effective internal control over financial and operational activities in compliance with best practices policies and guidelines.
Operational
· Visit designated portfolio multiple days per week, at least three.
· Walk all apartments that submit notice to vacate to determine appropriateness of renovations.
· Manage properties to ensure efficient operating procedures.
· Ensure that standards of resident satisfaction are met.
· Manage CAPEX projects to and vendor or contractor relations.
Team Management
· Hire, train, motivate, coach, develop, supervise, discipline and terminate staff in order to achieve the operational goals of the property.
· Hold portfolio huddles or meetings to be sure all team members are aware of operational goals and expectations.
· Participate in, distribute, and create engagement on a monthly or as needed basis with your portfolio teams.
· Observe, advise, and determine strengths of the on site teams and make decisions based on the information.
Marketing / Sales / Leasing / Customer Service
· Manage all new lease and lease renewal practices.
· Manage marketing plans.
· Evaluate curb appeal, and general appearance of the community during community inspections.
· Prepare, advise, and attend weekly pricing calls by researching portfolio markets, knowing your product and creating a space for your on site teams to give appropriate feedback.
