Directs and oversees maintenance of the apartment community to ensure residents a clean, safe, comfortable and attractive place to live

Oversees and performs a wide variety of maintenance related tasks to maintain the physical aspects of the property, meet established standards and any applicable laws and provides high quality customer service according customer service principles in order to maximize resident retention retain customers for life

Contributes to the community’s budgeted economic occupancy goal

Positive resident satisfaction surveys

Meets or exceeds occupancy goals with an emphasis on retention within acceptable benchmarks

Directs and oversees maintenance staff to maintain and enhance the value of the apartment community in accordance with company policies, procedures and budget in order to provide a quality customer experience, achieve customer loyalty, community occupancy and community objectives.

Supervision and Administration

Assists with hiring and responsible for training of maintenance employees

Ensures financial goals are being met, notifies Property Supervisor when variances occur

Responsible for delegation of responsibilities to the maintenance staff regarding projects and daily duties; follows them to completion

Prepares training materials

Prepares and maintains on-call schedule; back-up in event of call off or property emergency

Responsible for proper management of petty cash fund

Orders maintenance supplies and equipment and approves purchase orders

Completes invoice processing

Maintain and control inventory of all equipment and supplies

Valid driver’s license, registration and auto insurance required

Clean driving record

Reliable transportation

High school diploma or equivalent. Trade school and/or military training a plus.

CFC Certification (Type II or higher)

HVAC Certification strongly preferred

Pool Certification preferred, if applicable to property

Pay: $36.00 - $40.00 per hour
