Montereau is Hiring a Plant Operations Shift Engineer/Lead Near Tulsa, OK

Position Summary:

Leads the preventive and special maintenance associated with the Montereau physical plant, assuring compliance with city codes and schedules; and oversees all repair and work order projects. Assures that life and safety systems are properly maintained, and that facility power capacity is properly monitored.

Essential Functions:

  1. Lead direct reports to assure the desired level of resident service, care, and satisfaction. Monitor and evaluate team member performance; provide coaching, training, and corrective actions as required. Assure equitable administration of policies, and compliance with regulatory and legal requirements. Develop and provide appropriate recommendations for the full range of team member and organizational matters, including staffing, compensation, promotion, and termination actions.
  1. Monitor operations of central plant (chillers, pumps, water temp, and boilers) utilizing computerized Metasys and Systicon systems assuring hourly checks are completed and logged appropriately for all shifts to meet City code requirements; and assure proper communication is maintained for Montereau residents during maintenance activity.
  1. Plan scheduled and unscheduled maintenance projects to include ordering of materials and parts, scheduling staff and contractor resources, coordination with other internal departments, and communication with affected residents to assure successful, cost-efficient projects with minimal disruption to Montereau residents and operations.
  1. Review, schedule and assign all repair and maintenance work orders and monitor work to assure they are completed effectively and that residents are notified timely of scheduled and completed work activity.
  1. Monitor inventory levels and order materials and tools as necessary to keep sufficient supplies on hand to respond to routine maintenance requests.
  1. Oversee the life safety systems program to assure compliance with code requirements for quarterly fire system drills and monthly power load tests and address all identified deficiencies and conduct retests as appropriate.
  1. Lead and coordinate the refurbishment and custom upgrade process for all independent living units including coordination with the Montereau Sales team and new residents.

Position Requirements:

Experience:

  • A minimum of 5 years of experience as an operating engineer is required; or an equivalent combination of apprenticeship and maintenance experience.

Education/Certifications/Licenses:

  • A First-Class Operator's license with City of Tulsa is required.
  • A Mechanical Contractor license is preferred.
  • A trade or technical diploma related to HVAC systems is preferred.

Job Specific Skills and Knowledge:

  • Basic computer skills and proficiency with MS Office programs are required for managing an electronic work order system; performing regular system checks and creating required regulatory documentation; and maintaining inventory levels of materials and supplies.
  • Through knowledge of HVAC, plumbing and electrical systems
  • Strong planning and project management skills
  • Strong knowledge of refrigeration, changing pump seals, kitchen equipment, and laundry equipment
  • Strong, effective communications, leadership, teamwork and customer service skills
  • Ability to adapt to a rapidly changing environment and multi-task.
  • Ability to interact professionally with varied resident-customers and to lead/coach diverse team members.

In order to accomplish the essential functions of this position, the following are required:

  • An extensive amount of standing and walking, with a moderate amount of sitting, twisting, turning, kneeling, bending at the waist, reaching above the head and shoulders, and hand-eye coordination.
  • Ability to occasionally lift up to 50 pounds.
  • Ability to climb ladders occasionally.
  • Frequent use of ordinary communication, including normal levels of hearing and vision
  • Ability to use a computer or other office equipment for a moderate period of time.
  • Ability to occasionally travel by car and/or commercial airline.

Work is performed primarily indoors with changing temperatures, high noise levels and electrical and burn hazards. There will be occasional exposure to moving objects and contact with dust, oil/grease, and chemical odors and fumes requiring use of a respirator. Work is also performed in an open office arrangement within a shop environment.

Mental and Emotional Requirements:

This position requires:

  • Understanding and carrying out oral and written instructions and reviewing/preparing detailed reports and records
  • Reading complex written instructions, graphs, work orders; interrupting layout and specifications
  • Preparation of detailed records or logs
  • Performing counts, measures and scheduling flow of materials or products
  • Planning own work and directing the work of others
  • Working independently or as a member of a team, and the ability to work with limited supervision.
  • Routinely working on multiple tasks at the same time, under moderate amounts of pressure for results, with frequently changing priorities and requirements for extreme accuracy

Safety/Security Requirements:

  • Must successfully pass a pre-employment drug test.
  • Must successfully pass a criminal background screening.
  • Must successfully pass a tuberculosis (TB) screening test.
  • Must maintain a current state driver's license.
