🌟Are you an experience Turn/Make Ready Manager ready to join a fantastic team of professionals? GoldOller Real Estate Investments is on the hunt for someone like YOU! A Turn Manager, under the direction of the Service Manager, is responsible for the administration of the make ready process, where units are made market ready for new residency. The Turn Manager will manage and develop turn team members for personal and professional growth ensuring outstanding customer satisfaction at all times. Direct contact with all vendors managing quality control to ensure an outstanding move in experience for our new residents is one of the most important duties within this position.

 ⚒️On any given day you will:

  • Physically walk and inspect property on a regular basis, including vacant units. Conduct property inspections, including move in, housekeeping, and grounds in order to assure adherence to established standards.
  • Inspect and ensure all vacant apartments are cleaned and made ready for showing and occupancy in a timely manner, being mindful, too of the established monthly budget for make ready turns.
  • Assist in the procurement of outside contractors when necessary and help establish general guidelines and priorities in the contractor's projects.
  • Participate in inspection of units to determine the need for preventative and restorative repairs.
  • Maintain proper amounts of parts and supplies in-stock in a well-organized and clean manner following the purchasing guidelines of the company.
  • Schedule all vendors to complete the make ready processs.
  • Walk units to check progress and vendor quality.
  • Supervise the turn team.

 🔩Skill requirements: 

  • Knowledge of unit make ready process and turnovers. 
  • Knowledge of basic office practices, procedures and equipment such as telephone, fax, copier and computer.
  • Strong customer service skills with the ability to communicate both verbal and written in a professional manner.
  • Ability to establish and maintain effective working relationships with peers, superiors, residents, community service agencies, vendors and the public.
  • Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements accurately.
  • Skilled in analyzing situations in order to identify problems and offer possible solutions.
  • Strong organizational and time management skills.
  • Ability to work independently.
  • Able to stand, walk and sit (in front of a computer) for long periods of time.
  • Physical: Ability to lift, push and pull and carry up to 110 pounds. Physical elements of the job may require frequent standing and walking, squatting, reaching, stooping, climbing stairs/ladders, balancing and carrying.
  • Valid driver's license and reliable, personal automobile for local job-related travel.
  • Possession of tools needed to perform routine maintenance tasks.
  • Formal training or experience in the following areas required: carpentry, plumbing, electrical, painting, refurbishing.

 🔨Qualifications for this position: 

  •  High school education or equivalent, preferred.
  •  Experience in multifamily housing property management, required.
  •  Experience: Minimum of three years of maintenance experience in residential property management or combination of education and experience.
  • Able to work weekends.
  • Able to travel and stay overnight as needed.
  • Valid driver's license.
