Job Description: Responsible for the operation and maintenance of all physical plant systems, lawn, and landscaping maintenance. This position requires a person with multi-craft skills, physical mobility, and manual dexterity. This position requires climbing ladders, working on rooftops, working in confined spaces, and other physically demanding duties, including the ability to lift at least 70 pounds. Reports to the Dean of Business Services.

Job Duties:

1. Perform all duties safely and utilizing proper equipment (safety glasses, gloves, caution tape, tags, etc.).

2. Troubleshoot and resolve problems as they occur and perform general maintenance in areas such as plumbing, carpentry, mechanics, painting, HVAC, lighting, irrigation system, etc.

3. Complete preventative maintenance on equipment and buildings to College standards and schedule.

4. Work with contractors, subcontractors, and other vendors on campus systems as assigned.

5. Troubleshoot and repair low and high voltage systems and make additions to systems.

6. Mow and maintain the appearance and cleanliness of lawn and landscaping.

7. Remove debris from flower beds and exterior areas, pull weeds, maintain flower beds, trim trees, bushes, and hedges, etc. as needed.

8. Complete work orders upon completion of tasks with any discrepancies noted.

9. Clean and maintain all maintenance and grounds equipment and College vehicles.

10. Purchase materials and supplies in accordance with College purchasing requirements.

11. Read blueprints, schematics and charts, and maintain a file of facility blueprints and important documents.

12. Maintain inventory of furniture, equipment, vehicles, tools and supplies.

13. Monitor activities and move equipment and furniture as required to set-up/tear down for seminars and special activities.

14. Work with all other College personnel and at other locations as assigned.

15. Attend workshops, seminars, and employee development programs as assigned.

16. Work on weekends, holidays, evenings/nights and all other hours as assigned.

17. Possess and maintain a valid driver’s license at all times.

18. Adhere to all College policies and procedures.

19. Perform all other duties as assigned.

Mandatory Qualifications:

(M1) Associate Degree in maintenance-related field and two years of maintenance experience OR high school diploma or equivalent and four years of commercial or institutional maintenance experience.

(M2) Experience in two or more of the following maintenance trades: carpentry, painting, plumbing, electrical, HVAC or refrigeration.

(M3) Ability to work overhead, from a ladder, or in confined spaces and routinely lift a minimum of 70 pounds.

(M4) Ability to communicate effectively with college personnel at all levels including appropriate use of technology to communicate.

(M5) Proficiency in the use of personal computers to include Microsoft Outlook.

Desirable Qualifications:

(D1) Experience working with a computerized energy management system.

(D2) Experience using facility management/work-order software.

(D3) Licensed in refrigeration, electrical, plumbing/piping or general contracting.

(D4) Experience in a professional/educational setting.
