Middleburg Management, LLC is Hiring a Part-Time Leasing Consultant Near Orlando, FL

Middleburg is currently hiring an experienced Leasing Consultant to help manage the leasing process and assist with resident relations in Orlando. Position Overview:

Leasing:

  • Manage all aspects of the leasing process, including leasing apartments, maintaining lists of available apartments, responding to telephone inquiries, qualifying prospective residents, showing apartments to Company standards, and preparing all move-in paperwork.
  • Generate interest in the community by touring the property with prospects and answering questions about the amenities, local community, and other property details.
  • Maintain market, demographic, economic, and community knowledge. Conduct monthly telephone market surveys and bi-monthly physical shop.
  • Uses the on-site property management software (RealPage, OneSite, etc.) to track apartment availability, record traffic, and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
  • Recommend programs and strategies to increase qualified traffic and closing ratios.
  • Promote resident and business referrals and conduct outreach programs.
  • Develop and monitor merchant/neighborhood referral programs for move-in packets, newsletters, and resident retention.
  • Telemarket, cold-call, set appointments, and proactively contact prospective businesses.
  • Follow up with prospects and new residents to ensure satisfaction by sending e-mails, thank-you notes, and cards or making telephone calls within 2 hours or other contacts to finalize decisions to lease and/or renew.
  • Ensure both timely and accurate entering prospect and resident data into the software system.

Administrative:

  • At move-in, inspect the apartment with the new resident, fill out move-in inspection forms, and review all leasing paperwork and property rules.
  • Manage lease renewal program by preparing lease renewal letters and packages for residents, tracking lease expirations, recording notices to vacate and interviewing residents for reasons, meeting with and contacting renewing residents in advance of move-out dates, preparing lease expiration letters, and renewal leases.
  • Ensuring that lease renewal documents are signed and implemented, as well as all fees and/or deposits collected in a timely manner.
  • Comply with all Fair Housing regulations and other laws as they relate to property-specific guidelines and occupancy standards.

Marketing & Customer Service:

  • Executing all marketing activities to drive traffic to the property and create a lasting first impression.
  • Maintain market knowledge with weekly telephone inquiries and monthly physical market shops.
  • Review collateral and advertising and make recommendations on market strategies to Community Manager and Marketing department.
  • Deliver unmatched service to residents to exceed their expectations, while maintaining resident retention.
  • Assist in the planning and preparation of resident functions.
  • Walk the property for curb appeal and overall property appearance.
  • Advise the Community Manager of conditions in the community affecting the resident’s safety and dissatisfaction or the property's preservation.
  • Available for emergencies, resident functions, community-affiliated events, and weekends

Desired Knowledge and Experience-

  • High school diploma or equivalent. Bachelor’s degree is preferred.
  • 1-year customer service or sales experience. Previous leasing experience is a plus.
  • Excellent English communication skills, both verbal and written.
  • RealPage experience preferred.
  • Basic computer skills in a Windows environment; Knowledge of Internet navigation, applications, and accounting and property management software.

Physical Requirements-

  • Requires the use of telephones and computers.
  • Must be able to walk apartments and grounds including steps, frequently.
  • Occasionally requires lifting 20 pounds or less.
  • May require driving a golf cart.

Work Schedule & Location-

  • Will normally work weekdays and weekends; (hours may vary to meet the business needs of the property).
