Michigan Community Capital (MCC) is a non-profit diversified public private partnership that supports the mission of the Michigan Economic Development Corporation (MEDC) and the Michigan State Housing Development Authority (MSHDA) by aggregating capital and facilitating the financing and development of low income and attainable housing and the redevelopment of complex brownfield sites within the State of Michigan. MCC is a US Treasury certified Community Development Financial Institution (CDFI) and a certified Community Development Entity (CDE). Over its 15-year history, MCC has successfully attracted $255M in federal New Market Tax Credits, supported over $900M in project financing and helped to create over 750 housing units and over 950,000 square feet of commercial, retail and industrial space to facilitate job creation and expansion. MCC provides products in four key pillars: housing equity, bridge and gap lending, New Market Tax Credits and property insurance for Low Income Housing Tax Credit projects. MCC is a $64M company with annual revenue of over $4M.

Position Description

As a Community Manager, you will have responsibility for the operational aspects and the continued profitability of your community and will serve as the day-to-day point of contact for residents. You will oversee everything from capital improvements, administrative activities, marketing, leasing, renewals, coordination of property maintenance, budgeting, and most importantly, resident relations. Ensuring a positive atmosphere and responsive service for the members of your community will not only mean satisfied long-term residents, but also present a positive face for Michigan Community Capital the Community.

This position reports to the Director of Property Management

The Ideal Candidate would:

  • Be an excellent communicator. Individuals in this role must be able to communicate empathy, be helpful and resourceful, and maintain good relationships with tenants while ensuring leases and building policies are followed.
  • Be highly organized. Individuals in this role must be very thorough, must track performance and must be accountable to residents and MCC at the same time.
  • Have a wide range of abilities. Individuals in this role must be able to understand legal concepts in a lease and in building policies, be able to understand how contracts and invoices work, understand how to solicit vendors, engage them for great service and pricing, and handle performance problems appropriately.
  • Must love sales. Individuals in this role must enjoy the sales process, specifically helping someone find a great place to call home in our communities.
  • Be a team player. MCC is a small and growing company. All our team members take responsibility for making sure things get done and gaps get filled. Creating a great resident experience is critical so being flexible, handling problems, and lifting others up matters.
  • Excel in pressure situations when meeting deadlines are critical.
  • Be comfortable with a horizontal company culture that frequently requires changing priorities.

Education and Qualifications

  • Bachelor’s Degree in business, communications, community organizing, marketing, hospitality management or similar field OR 3-5 years of property management experience.
  • Demonstrated proficiency with Microsoft ® Office products.
  • Experience with RentManager, Appfolio, Yardi or similar property management software is a plus.
  • Experience with basic/entry level Salesforce is a plus.

Schedule

This position may involve some weekend or evening time commitments to assist residents with moving in or out of the community. Most work is handled during normal business hours. The position is salary plus commission and bonus, non-bargaining and “at will.”

Travel

This position is on-site and may require travel to other communities within the portfolio.

Compensation

MCC offers the following compensation:

  • A very competitive salary consistent with the skills and experience of the candidate.

  • 401k program with $1 for $1 match up to 6% (Pretax or Roth).
