As a Community Manager, you will play a crucial role in building and maintaining a positive and engaged community. The Community Manager will be responsible for managing all aspects of property operations, including tenant relations, property management, leasing, financial management, team leadership, marketing and promotion, and Compliance and Safety.

As Community Manager, you will:

  • Act as the primary point of contact for all tenant communications, addressing concerns, and fostering a positive living environment
  • Oversee the maintenance, operations, and occupancy of the apartment complex. Ensure that all units and common areas are well-maintained and fully operational.
  • Manage the leasing process from tour to contract signing, including negotiations, tenant screenings, and lease renewals.
  • Prepare and manage the budget for the property. Oversee rent collection, financial reporting, and expense management.
  • Supervise onsite staff, including maintenance and administrative personnel. Conduct regular team meetings and provide training and development.
  • Develop marketing strategies to attract new tenants. Promote the apartment complex through various channels, ensuring high occupancy rates.
  • Ensure compliance with all local, state, and federal regulations concerning rental properties. Implement safety policies and procedures. 
  • Demonstrate genuine care and compassion and show a desire to understand the needs of tenants and property owners.
  • Have a natural instinct and insight for finding the best solutions to complex situations, issues, and problems that may arise in property management. Building confidence and trust is key, as is communicating effectively and appropriately.
  • Be comfortable interacting with individuals from diverse backgrounds and at all levels of the organization. Being direct yet tactful and considerate of your audience is important.
  • Able to communicate clearly and professionally, both verbally and in writing. Additionally, you will have a professional appearance and maintain awareness of any unauthorized individuals on the premises.
  • Performs regular property inspections for cleanliness, curb appeal, and to ensure the property is free of hazards
  • Oversees the process of “turning over a unit” to make available for the next renter by conducting a pre-move-in inspection. Conducts move-out inspections and assesses charges if appropriate
  • Develops and maintains preventative maintenance schedules
  • Adheres to established policies related to fair housing
  • Communicates with co-workers, management, residents, vendors, and all outside contacts in a courteous and professional manner.
  • Performing other duties as assigned by supervisors is also part of the role.

Minimum Requirements:

  • Proven experience in property management or a related field.
  • Strong communication and interpersonal skills.
  • Proficiency in property management software.
  • Ability to multitask and manage multiple priorities.
  • Knowledge of real estate law and leasing practices.
