Maymont Homes is Hiring a Market Leader / Multi-Site Property Manager Near Atlanta, GA

Primary Responsibilities: The Market Leader in Atlanta, GA is a pivotal Field position responsible for market performance. Primary responsibilities include day-to-day operational efficiencies tied to occupancy, budgeting, expense control, vendor management, quality control, timeline management and scheduling as it relates to turnover, renovation, contractors and field personnel within the assigned market. The Market Leader will collaborate with the shared service departments to ensure that homes within their market meet or exceed financial performance and ownership objectives. Such objectives include (but are not limited to) revenue management, monitor & control overall expenses, staffing levels, training for overall safety & legal compliance. All Single-Family Rental homes are maintained to Company standards with a continuous focus on asset preservation while remaining customer centric for internal and external experience alike.

Skills & Competencies:

  • Bachelor’s degree or equivalent work experience preferred.
  • 5 experience in Property or Operations management
  • 2 years in project management or property maintenance, beneficial
  • Understanding, tracking and managing Net Operating Income (NOI) and Profit and Loss (PNL)
  • Experience managing, coaching and motivating a team.
  • Demonstrated ability to problem solve and provide oversight for vendor partners and/or employees to achieve market goals.
  • Ability to interact with internal teams for collaboration on projects and day-to-day interactions.
  • Strong ability to provide exceptional customer service and engagement with residents, trade partners, and municipal leaders when required.
  • Knowledge in fair housing and local real estate laws and basic building codes
  • Intermediate knowledge of Word, Excel and PowerPoint; advanced preferred
  • Intermediate knowledge of apps and general software to work independently in the field with software
  • Demonstrated strong written and verbal communication skills
  • Detail oriented, with the ability to produce high quality work in a deadline-oriented environment
  • Ability to prove critical thinking and problem-solving concepts
  • Appropriate means (reliable, Wi-Fi, uninterrupted workspace) to work from home when not in the field at rental properties.
  • Valid driver's license, proof of auto insurance and reliable transportation to conduct site/property inspections and other duties as needed in the field

Essential Job Functions:

  • Adhere to SOP for budgeting and quality management through turnover and renovation work including responsibilities to sign-off on expenditures related to maintenance, concessions, construction projects and verifying move-in ready conditions
  • Ability to research, allocate and provide justification for resident chargebacks in accordance with company and municipality guidelines.
  • Train, Schedule or perform a variety of inspections including but not limited to, Initial, WIP, Punch, LDOM (Long Day on market), MAW (Market Acceptance Walks) and Move-In Inspections, in accordance with guidelines
  • Review inspections and communicate condition of home and any improvements needed during listing period
  • Lead the efforts for market level emergencies (e.g. wide-spread scam activity, prospect feedback, city or county inspections, criminal activity, squatters or acts of God)
  • Work closely with the acquisitions, pricing, leasing & Triage teams for accurate rentals and buying/selling opportunities
  • Promote and execute exceptional customer service for for internal and external customers alike
  • Visit and report on competitor’s homes
  • Represent the company in any engagement with municipalities for permitting, occupancy certifications, utilities, and/or court proceedings, i.e., evictions
  • Material Interest to Hire, train, manage and evaluate work of direct/indirect reports in the field
  • Handle first line escalations and questions between team and other departments
  • Documentation and reporting as required by internal processes
  • Other duties, as assigned by supervisor or leadership team
