The Operations & Maintenance Project Manager provides comprehensive project management in order to assure the successful delivery of a high volume of Maricopa County work orders, as well as small to medium size construction projects.

As the landlord for all facilities owned by Maricopa County, the Facilities Management Department is responsible for the planning, design, construction, maintenance, and operations of more than 200 facilities comprised of over 10 million square feet. Facilities Management is made up of a collaborative team that provides and performs various functions to meet the facility-related needs of all Maricopa County Departments. Our broad range of services includes various aspects of the ongoing operations and maintenance of all County-owned facilities, management of all facility projects, and in-house design services.

We Require
Two years experience managing facilities or construction projects
Bachelor's degree in Construction Management, Engineering, Architecture, or a closely related field
An equivalent combination of post-secondary education and/or job-related experience may substitute for the minimum qualifications on a year-for-year basis
Must complete a Prison Rape Elimination Act (PREA) background investigation to access County detention facilities
Job Contributions
Manage conception, design, construction, inspection, and authorize payment of work orders requested by departments both within and outside of FMD, as well as small to medium size projects
Provide a single point of contact for project decisions and issues on budget, schedule, and quality control, including recommendations on A/E and Contractor change orders and pay applications
Make project decisions and develop and implement action plans with minimal guidance
Work closely with customers and user groups to mold reasonable expectations, then demonstrate commitment to meeting or exceeding those expectations within the constraints of published budget and schedule requirements
Required to travel to inspect various job sites on a frequent basis
Show an ability to achieve results through demonstrated appropriate risk-taking. Display flexibility and change approaches or methods to fit the situation
Develop close working relationships and timely communication on project work and status with Regional Maintenance Supervisors
Maintain stable performance and emotions under opposition and stress. Ability to de-escalate situations with internal and external customers
Use measurement and fact-based decisions to resolve problems and demonstrate results. Develop and implement new ideas that result in best practices and facilitate continuous improvement

Working Conditions
Must possess or have the ability to obtain a valid Arizona driver's license by the time of hire
Exerting up to 20 pounds occasionally, 10 pounds frequently, or negligible amounts constantly, or requires walking or standing to a significant degree
The work will occur in an office and field environment. While performing the duties and responsibilities, the employee may be exposed to loud noise, noxious odors, unsanitary conditions, chemicals, electricity, moving mechanical parts, varying weather conditions, and other related conditions and situations. Position is subject to atmospheric conditions: Fumes, odors, dust, mists, gases, or poor ventilation
