What you will do:
  • Schedule, monitor and perform preventative maintenance and apartment turns.
  • Diagnose problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
  • Confirm that work order requests are responded to promptly and professionally.
  • Ensure residential units have been turned in a timely and efficient manner, as well as determining if work has been completed properly.
  • Provide excellent customer service to prospective and current residents promoting quality living experience.
  • Provide on-call service when scheduled and performs emergency maintenance work when required.
  • Inspect buildings and grounds to ensure safety and cleanliness, and addresses items that need to be repaired.
  • Assist Manager with scheduling and communicating with vendors and contractors.
  • Maintain accurate and up-to-date inventory of supplies.
  • Partner with Manager to obtain bids from outside contractors, as well as oversee contractor work for completeness.
  • Assist with purchasing maintenance supplies for the property while staying within the planned budget.
  • Accurately prepare and submit property invoices in accordance with established guidelines.
  • Communicate with supervisor regarding the overall maintenance function of the property.
  • Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
  • Comply with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Understand and adhere to all safety policies and procedures.
  • Shares availability for emergency on-call.
  • Performs snow removal including outside of regular business hours as needed
  • Other duties as assigned.
What You Will Need:
  • ​​​​5 years of maintenance experience
  • Strong computer skills with the ability to use electronic communications professionally and efficiently.
  • Experience with HVAC, electrical, plumbing, carpentry, drywall, and appliance repairs
  • EPA and CPO certification, preferred.
  • Excellent customer service skills, strong attention to detail
  • High school diploma or GED equivalent
  • Must be able to lift a minimum of 50 lbs. and work 8 hour standing shifts.
  • Must be available for on call emergencies.
