Level 5 Capital Partners is Hiring a Construction Project Manager Near Boston, MA

L5 Acceleration Services is looking for a Construction Project Manager II to join our growing team. The Construction Project Manager (CPM) is responsible for all phases of construction and is instrumental in the successful completion and turnover of quality-built sites (both new builds and remodels) for our portfolio companies by ensuring all work is carried out efficiently and with utmost skill, while staying within the parameters of timeline and financial forecasts. They will accomplish this by visiting site construction projects and conducting onsite evaluations for quality assurance on vendor performance. The CPM works effectively with architects, engineers, lenders, franchise partners, and landlords throughout the process and ensures the design standards and terms of lease are accurately being delivered as it relates to the construction of the project. In addition to following L5 policies and procedures, principal responsibilities include, but are not limited to:

Essential Functions 

  • Manage up to 20 projects at various phases and in various locations, from project identification through design, planning, client approval, permit issuance, construction, punch walks and financial closeout. 
  • Demonstrate full accountability for end-to-end management of projects
  • Manage Project Schedule, Budget, and Risk and provide weekly activity updates into L5’s Project Management web-based tools and to all parties 
  • Effectively diagnose, manage and communicate during client interactions to decipher client needs and develop project goals and scope of work
  • Identify, qualify, and manage General Contractors, Architects, Engineers, Direct Purchase Vendors and other consultants to maintain proper project planning, budgetary compliance, and procedures, including the formal closeout of all projects in a given region 
  • Promote brand identity by assuring quality of fit and finish, adherence to specifications and standards, compliance with required construction timeframes and approved budgets; and assisting in pre-opening marketing efforts
  • Ensure high standards for GC’s by implementing “Best Practices” and any other programs to improve overall construction discipline and better understand/track GC construction cost trends
  • Engage in clear, consistent communications with L5 Owned entities, internal, and external stakeholders, including Operations, Retail, landlords and other Development staff on a frequent basis 
  • Ensure the compliance of outside vendors regarding billing, payments, submittal of required documents and all construction related documentation during the course of projects
  • Review and approval of landlord work letters for each project on L5 or Franchisee Partner’s behalf 
  • Support leasing process through review and comment of proposed and finalized leases, ensuring coordination of L5 or Franchisee obligations as needed 
  • Accurately estimate and develop project budgets to abide by all aspects of landlord work letters and other obligations related to scope of the project 
  • Provide timely communication and updates with 3rd party franchise entities based on Franchise communication policy 
  • Potential to supervise the activities a Project Manager, including hiring, coaching, developing, and performance evaluations.

Experience: 

  • Minimum 5-7 years' in management of multiple design and construction projects (non-residential) 
  • Experience with fitness, family, and/or hospitality retail projects
  • Experience with project management, budgeting, scheduling, risk management and contract negotiations
  • Proficiency in Microsoft Suite, Adobe Creative Suite, and Procore
  • Possess an extraordinary ability to work harmoniously with various teammates, stakeholders, and clients 
  • Be a top performer with great mentoring/leadership abilities to drive results
  • Ability to thrive in a fast-paced environment and abide by tight deadlines and budgets
  • Travel requirement of 25% to 50% 
  • Coaching and mentoring skills, with work experience as a team leader or supervisor preferred
