LeoTerra Development, Inc. is Hiring a Project Manager Near Kernersville, NC

Position Title: Project Manager

As an experienced PROJECT MANAGER, you will plan and supervise a wide range of construction projects from start to finish. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. A PROJECT MANAGER must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills with extensive experience in grading and utility work. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.

Responsibilities and Duties:

  • Collaborate with engineers, architects etc. to determine the specifications of the project and report all findings to the Director of Operations.
  • Ability to read and understand all site plans for all projects.
  • Negotiate contracts with external vendors to reach profitable agreements with clearance from Director of Construction/COO.
  • Obtain permits and licenses from appropriate authorities if not already performed by Land Acquisition Manager.
  • Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
  • Plan all construction operations and schedule intermediate phases to ensure deadlines will be met with approval by Director of Operations.
  • Acquire equipment and material and monitor stocks to timely handle inadequacies.
  • Supervise the work of laborers, operators, supervisors, and mechanics and give them guidance when needed.
  • Evaluate progress and prepare detailed reports through Raken, Project Manager meetings, and ensure that all supervisors are reporting the same methods.
  • Provide weekly updates to the Director of Operations on all projects and any delays in timely completion of projects.
  • Ensure adherence to all health and safety standards and report issues through Raken application with accidental reports, safety meetings, disciplinary action reports, and equipment inspections.
  • Manage all project managers for grading and utilities and assign projects to supervisors for oversight and operation scheduling with crew allocation and equipment assignment.

Job Qualifications:

  • Ability to work autonomously while adhering to Leoterra SOP.
  • Ability to learn quickly and apply to problems or activities.
  • Ability to compute basic numbers, read scales and use simple fractions.
  • Ability to work in fast-paced environment.
  • Strong problem-solving skills.
  • Organized team player who can manage multiple tasks.
  • Integrity, credibility, and commitment to company vision.
  • Familiarity with Microsoft Suite (Excel, PowerPoint, and Word)
  • Valid driver’s license
  • Proven experience as construction project manager and managing a large scale of projects at the same time.
  • Ability to read and understand all construction plans and explain, in detail how to achieve the goals of those plans, to all supervisors and other Project Managers the work schedule that is needed to complete the plans.
  • In-depth understanding of construction procedures and material and project management principles.
  • Familiarity with quality and health and safety standards.
  • Familiarity with construction/ project management software especially Raken.
  • Outstanding communication and negotiation skills.
  • Excellent organizational and time-management skills.
  • A team player with leadership abilities.
  • Ten plus years operating heavy equipment

BS/BA in engineering, building science or relevant field

  • While performing the duties of this job, the employee is regularly required to sit, talk/communicate and receive information verbally. The employee is frequently required to use hands to finger, handle, or feel and reach with hands and arms. The employee is regularly required to stand and walk expansive project sites (rough terrain). The employee must regularly lift and/or move 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
