Land Acquisitions Manager Summary
:
Responsible for the day-to-day management of land acquisitions/forward planning programs from planning through the completion of construction.
Responsibilities:
  • Responsible for the formulation and management of multi-disciplinary teams in the preparation and processing of land use/infrastructure plans and related entitlements-to-use approvals ranging from general plans through final subdivision maps.
  • Perform project control functions including management reports, cost/budget systems, cash flow projections, program scheduling and monitoring governmental conditions and ongoing requirements.
  • Assist land sales and acquisitions, project feasibility, and participate in builder/user administration, coordination and design review functions to insure continuity from planning through completion. Prepare vesticalcs and market competition charts.
  • Responsible for coordinating the formulation and execution of marketing plans pertaining to market research, land use allocations, product positioning/pricing, revenue/absorption projections, and community theming.
  • Prepare community design guidelines, perform design review operations and monitor compliance.
  • Work with the Director to perform management control functions including cost controls and preparation of budgets, cash flow projections, prepare and maintain community entitlement and construction schedules, monitor compliance and obligations of conditions of approvals, exactions, and objectives.
  • Responsible for coordination of all jurisdictional agency and other "public" (e.g. City Council, special interest groups, etc.) liaison/processing for all levels of required entitlements-to-use, CEQA requirements, environmental permitting process, site development plans/documents and related merchant builder approvals. This includes agency presentations and evening meetings.
  • Coordinate DRE Processing and CC&R's. Set up HOA's and may act as a liaison and board member.
  • Perform other duties as assigned.
Qualifications:
  • Three (3) years of related land acquisition and/or forward planning experience required
  • High School or GED required. Bachelor’s degree preferred, but will accept equivalent work experience
  • Must have a valid driver’s license
  • Proficient in various Microsoft software (PowerPoint, Excel, Word and Microsoft Project)
  • Computer literacy, especially regarding word processing, spreadsheet analysis, project scheduling and data management software
  • Ability to communicate effectively and concisely, both verbally and in writing
  • Ability to solve and deal with complex problems in an efficient manner
  • Understand and follow work rules and procedures
  • Excellent interpersonal communication skills
  • Accepts constructive feedback
  • Team player
Physical Requirements:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.

The *median base compensation for this position is estimated to be $125,050/annually, subject to adjustment based on business-related factors including employee qualifications, geographic location, and operational considerations.
