About Us: Landmark Realty is an owner-operator, managing a boutique multifamily ownership portfolio with in house management. Our commitment to excellence, attention to detail, and dedication to resident well-being set us apart as a locally owned and operated real estate company. Crescent at Chevy Chase has just opened and in lease up. Our goal is to maintain our brand new building to the highest standards possible and fill the building before the summer ends.. and to keep our residents long term.

Responsibilities:

1. Resident-Centric Service:

• Deliver top-notch customer service to residents by promptly addressing maintenance requests and concerns.
• Provide friendly and professional communication while working in residential units and common areas.

2. Proactive Maintenance:

• Contribute to an innovative preventive maintenance program aimed at anticipating and addressing resident needs before they arise.
• Regularly assess units, common areas, and amenities to identify opportunities for improvement and implement solutions.
• Supervise porter staff and assist with general property upkeep. No job should be considered too small if it improves the appearance of Crescent.

3. Swift Repairs and Service:

• Prioritize maintenance and repair requests, focusing on quick response times and effective solutions.
• Utilize your technical expertise to troubleshoot and resolve mechanical, electrical, plumbing, and HVAC issues.

4. Budget Management and Procurement:

• Collaborate in developing and managing the maintenance budget, optimizing expenditures while ensuring outstanding service.
• Raise purchase orders and manage procurement processes for maintenance supplies and equipment.

5. Warranty Expertise:

• Understand and be clear on warranty periods for equipment and materials to avoid unnecessary spending.
• Strategically utilize warranty coverage to minimize costs and enhance the longevity of property assets.

6. Vendor Partnerships:

• Collaborate with contractors, vendors, and suppliers to ensure top-tier service, cost-effectiveness, and timely project completion.
• Assist in evaluating bids for repair and maintenance projects, providing informed recommendations.

7. Safety and Compliance:

• Uphold stringent safety protocols and ensure compliance with relevant regulations, creating a secure environment for residents and staff.
• Support the property in meeting local, state, and federal maintenance and safety standards.

Qualifications:

• Minimum of 5 years of maintenance experience, with a strong understanding of building systems, encompassing HVAC, plumbing, electrical work, and appliances.
• Exceptional communication skills, both written and verbal, to interact effectively with residents, staff, and external partners.
• Flexibility in working hours, including weekends, and a willingness to respond to after-hours emergencies.
• Proficiency in computerized maintenance management systems for streamlined work order tracking, insightful reporting, budget management, and procurement.
• Must possess basic knowledge of OSHA, EPA, applicable local codes, laws and regulations, Fair Housing laws and the ADA requirements as it pertains to multi-family apartments.
