Job Summary:
We are seeking a skilled Maintenance Technician to join our team. The Maintenance Technician will be responsible for performing various maintenance tasks to ensure the proper functioning and upkeep of our facilities. This is a full-time position.
Responsibilities:
Carry out maintenance tasks including pressure washing, grill functioning, deodorizer stations, dumpster activities, all lights both inside and outside, cleaning of light fixtures, fixing damage in the elevator cabs etc.
Inform the Chief Engineer of supply shortages so replacements can be ordered ahead of requirement
Patrol the building and report back to Management on any areas that seem to be in need of repairs both interior and exterior.
Work with the Assistant Chief Engineer during gas shutdowns to restore service by lighting pilot lights
Carry out In-Unit service on maintenance requests submitted via BuildingLink. Close maintenance requests with a photographic record of work carried out so billing can be affected
Organize board, committee, and other activities by ensuring facilities are ready, audio visual is set up and to disassemble after completion of the activities.
Keep the loading dock area including the storage room on the second floor in a clean and orderly manner. Manage delivery and maintenance individuals so they are in compliance with the Rules and Regulations of the Association
Twice yearly work with the Assistant Chief Engineer to replace HVAC filters in the entire building including cleaning, condensate line clearing, coil cleaning, smoke detector tests and front door hinge lubrication.
Assist other members of the maintenance team in carrying out work at the direction of the Chief Engineer. This might include work that needs two or more individuals, safety, and coordination of effort.
Manage the safety of material and the correct environmental disposal of them when work is completed. Report any improper disposal found on site so corrective measures can be taken.
Employee must have basic working knowledge in maintenance including but not limited to plumbing, electrical and HVAC.
Employee must have a positive attitude with the ability to communicate clearly and in a professional and friendly manner with residents, management, staff, and building vendors.
Employee must be willing to alternate emergency on-call duties for weekends and holidays.
As requested in BuildingLink arrange loading dock access, plastic carpet protector and maintenance elevator access for move-in, move-out, deliveries and staging. Verify that no damages were created during activity
Replace front desk staff on breaks and as requested with the agreement of the Chief Engineer and Assistant General Manager
Be fully cognizant and adhere to the employee handbook at all times. Follow all safety and security policies for staff
Carry out other duties as required and directed by Management.
Skills:
- Strong knowledge of facilities maintenance procedures
- Electrical experience to change ballast and smoke detectors
- Excellent communication skills in English, both written and verbal
- Mechanical knowledge to troubleshoot and repair equipment
- Basic computer skills (typing, Word, Excel)
