What You’ll Do in This Role to Add Value

Landmark Builders seeks experienced Project Superintendent to be based out of its Winston-Salem, NC office. This role will be part of our Uplift/Renovations department.

Position Objective

A Construction Superintendent shall accept overall responsibility of the assigned jobsite and the daily activities of subcontractors working on the site to exceed the expectations of the clients. A Construction Superintendent shall always conduct himself in a courteous, knowledgeable, and professional manner through leadership exhibited by one’s actions, commitment to the project and personal appearance. The Superintendent’s responsibilities fall within four main categories: Safety, Schedule, Quality, and Cost Awareness and Control. A Construction Superintendent will report to the Project Manager for all project specific items. He will be responsible for the jobsite and oversee the daily activities of subcontractors working on the site.

Daily / Typical Activities

Typical responsibilities of the Construction Superintendent shall consist of but will not necessarily be limited to the following:

  • “On-Time" arrival at the jobsite each workday morning (First One In)
  • Verify that the jobsite is clean and secure at the end of each day (Last One Out).
  • Complete understanding of the construction documents and the details therein
  • Daily coordination of work activities amongst the subcontractors and Landmark personnel on site
  • Check, monitor, and respond to emails throughout the day
  • Maintain appropriate job files and paperwork on site
  • Fulfill daily and weekly safety inspections and reporting requirements
  • Daily interaction with Project Manager and project process, constructability and subcontractor issues, extra cost issues, etc.
  • Continual observance of construction activities, noting to correctness and the overall quality of the work per the contract documents, and the refusal of sub-standard workmanship.
  • Being a courteous and knowledgeable liaison to Owners, inspectors, and other visitors to the jobsite

Job Responsibilities

1. Safety

The safety of Landmark personnel, subcontractors, owners, and any other visitor to Landmark project sites is the number one priority of all Landmark Builders personnel. A Construction Superintendent must possess and be able to demonstrate the following safety core competencies:

 
    • An understanding that, in aJl planning, estimating, bidding, buyout, purchasing, scheduling, supervising, and all other tasks involved with managing a project, Safety must be the number one priority
    • Able to conduct and complete weekly safety meetings
    • Be required to be trained in Standard First Aid and keep cards up to date
    • Be accountable and responsible for implementing Landmark Builder's Safety Program
    • See that all injuries are treated and reported to Landmark Builders Safety Officer
  • Ensure all personnel are using personal protective equipment.
  • Post all required documentation on jobsite.
  • Hold all subcontractors accountable for adhering to Safety Policy
  1. Schedule

A sensible and detailed construction schedule is an essential part of a Landmark Builders project. It allows you to plan for and anticipate upcoming work on the job and enforce the expectations of the project schedule with the subcontractors. This will include but not necessarily be limited to:

    • Acquiring basic knowledge of construction scheduling processes.
    • Participate in making up the schedule for the project.
    • Maintain a posted copy of the schedule on site.
    • Understand and refer to the schedule as a baseline for progress throughout construction.
    • Notify Project Manager of any activities having an adverse effect on the schedule.

3. Quality Assurance and Quality Control

A Construction Superintendent must possess and, where applicable, be able to demonstrate the following Quality Assurance/Quality Control core competencies:

    • Ability to understand and interpret plans, specifications and submittals and the willingness to hold everyone accountable for their contractual obligations.
    • An understanding of layout procedures and the ability to determine if layouts are correct.
    • Oversight during framing layout with special attention to blocking requirements, door and window rough openings and transitions, subsequent finishes and their relationship to the framing.
    • Verifying all mechanical, electrical, and plumbing rough-ins for completeness according to the drawings as well as thought given to their intended purpose and coordination with owner furnished equipment / items.
    • Coordination of hold-to dimensions for any items that have been released for fabrication prior to rough-in and field dimensioning for items once rough-ins have been established.
    • Oversight of drywall hanging and finishing in a thorough and consistent manor.
    • Verification of final finishes i.e., type, location, quality, and completeness.
    • Proactive and consistent evaluation of the work and encouragement to all on the project to provide quality workmanship at all times.
  1. Cost Awareness

Cost issues will invariably arise throughout the construction process. Most likely, this will be an ongoing scenario with issues arising on a daily basis. The Construction Superintendent is obligated to put all inferences of additional work and/or cost on the table immediately with the Project Manager. Timely emails regarding any potential issues are the best way to keep the Project Manager informed in addition to immediate direct phone contact for discussion. Some habits to develop shall include but shall not necessarily be limited to the following:

    • Immediate notification of the Project Manager via phone and email back-up regarding any potential additional cost issue.
    • Solicit cost information from subcontractors to back-up extra work requests and forward to Project Manager.
    • Verify and sign off on time being spent by subcontractors on extra work requests.
    • Assist Project Manager as needed to provide complete back-up paperwork for extra work.
