Job Title: Multifamily Property Maintenance Technician

Position Overview:
We are seeking a skilled and reliable Property Maintenance Technician to join our team. The ideal candidate will be responsible for performing general maintenance and repairs on multifamily residential buildings. The technician will ensure that the physical aspects of the properties meet the company’s established standards and any applicable laws.
Key Responsibilities:
- Conduct routine inspections of premises and equipment, performing preventative maintenance tasks to prevent issues before they occur.
- Handle basic repairs and maintenance across various disciplines, including but not limited to plumbing, electrical, carpentry, painting, and HVAC systems.
- Respond to maintenance requests and repairs by tenants in a timely and professional manner. Some emergency requests will be required as on-call items where we must respond within 12 hours.
- Diagnose problems and determine proper corrective measures, escalating issues to supervisors or professional contractors when necessary.
- Coordinate with third-party contractors when specialized repairs are required.
- Implement safety measures for all tasks to ensure compliance with industry standards and company safety policies.
- Assist in the preparation of vacant units for occupancy, from painting and cleaning, carpet cleaning and minor repairs,ensuring that each unit meets the company's quality standards.
- Maintain inventory of repair equipment and supplies, placing orders when necessary with approval from management.
- Participate in on-call rotation for emergencies outside regular business hours.
- Keep detailed records of maintenance activities and completed repairs.
Qualifications:
- High school diploma or equivalent; technical or vocational school certification is a plus.
- Proven maintenance experience in multifamily residential properties preferred.
- Knowledge of tools, equipment, and techniques commonly used in property maintenance.
- Strong understanding of electrical, plumbing, and HVAC systems; certification in these areas is a plus.
- Excellent problem-solving and communication skills.
- Ability to work independently and with minimal supervision, as well as part of a team.
- Physical ability to perform maintenance tasks, lift heavy objects, and work in various weather conditions.
- Basic computer skills for maintaining records and communicating via email.
- Must have a valid driver’s license and reliable transportation with the ability to transport common building materials.
- Availability to participate in the on-call rotation schedule for emergencies.
