POSITION SUMMARY: The Director of Land Acquisition (DLA) is responsible for the sourcing, identification, tracking and contracting of land that meets Kolter Homes acquisition criteria. The DLA is expected to have a network of business associates and contacts to draw upon to source deals. The DLA should have very good marketplace knowledge.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Responsible for initial contact of property owners, drafting Letter of Intent (LOI), overseeing Contract drafting and Contract Negotiation
· Primary point of contact with Finance Team, Capital Markets and the Memo Approval process (CIM-1, CIM-2 and CIM-3)
· Draft and maintain all Confidential Investment Memorandums (CIM’s)
· Proficient in excel
· Work with Financial Analyst to provide all necessary inputs, once a deal is ready for the Proforma
· Produce and maintain a pipeline report of all active deals that are tracked from Contract to Closing, which will be discussed monthly via companywide land meeting
· Work closely with the Due Diligence team and point of contact for owners moving forward
· Plays a key role in the approval process for any governmental approvals
· Work collaboratively with all department heads to obtain direct construction costs, land development costs for Phase 0 and Phased developments
· Interface with Capital Markets to obtain the relevant Debt and Equity financing to close deals
· Manage and maintain all closing paperwork and process, on contracted deals
REQUIRED JOB KNOWLEDGE, SKILLS, AND ABILITIES:
· Strong understanding of land acquisition and entitlements
· Understanding of sales, marketing, capital budgeting, acquisitions, entitlements, and land development
· Excellent analytical, creative thinking, leadership, problem-solving, interpersonal, negotiation, organizational, project management and time management skills
· Manage multiple priorities in a timely and professional manner with strong attention to detail with limited supervision
· Read and interpret financial reports, market comps, engineering reports, construction documents and specifications, contracts, owners’ association documents, and other related work documents
· Proficiency in Microsoft Office (Word, Excel, Outlook, Power Point)
· Effectively and professionally communicate (in oral and written form) with internal and external customers
· Demonstrate commitment to integrity, company values, customer-focus, and established policies and procedures
· Display professional appearance and manner
