Description

We are looking for an experienced Property Management Supervisor to join our team at Kohner Properties Incorporated. This role consists of overseeing a portfolio of thirteen multifamily properties with a small number of commercial tenants located in Missouri and Kentucky. The properties are garden-style and high rises, with a mix of market, HUD, and LIHTC programs.

Essential Duties and Responsibilities:

· Works directly with the Chief Executive Officer and Chief Financial Officer in formulating and administering company policies and developing long-range goals and objectives.

· Budget development and analysis. Regularly reviews property performance to budget and investigates variances. Administers corrective action if measures are necessary.

· Maximizes revenues while maintaining the physical integrity of the complexes. Regularly review actual compared to budget variances, expenses, and cash flow for all properties and take appropriate action to make corrections proactively.

· Identifies and develops resident retention programs to encourage long-term rental relationships.

· Assists in developing programs to motivate employees to attain occupancy and collection goals.

· Conduct all business per company policies and procedures, Fair Housing, Americans with Disabilities Act, HUD regulations, and local ordinances related to individual communities.

· Must have thorough knowledge and instill importance in staff members of Fair Housing compliance laws related to Multi-Family Housing.

· Implement Marketing programs, being aware and knowledgeable of competitive sets and locational trends. Set rental rates to ensure property performance goals are met while being competitive with rental rates in the area. 

· Support, train, and review the performance of all Property Managers on an ongoing basis.

· Working with Human Resources to hire new managers, training new managers, 

· Conducting performance reviews and disciplining employees.

· Addressing complaints and resolving problems.

· Other responsibilities as directed by the Chief Executive Officer.

Requirements

To be successful, this candidate must have:

· Must have a valid driver's license, auto insurance, and reliable transportation

· Have at least five years of experience in a property manager role or greater

· Be able to travel to the properties located in Missouri and Kentucky, including occasional overnight stays in Kentucky

· Be extremely organized and detail-oriented

· Possess strong analytical, communication, and problem-solving skills

· Be customer-focused

· Be knowledgeable of general property inspections

· Be able to lead a team to achieve a high level of occupancy and collections.

· Yardi experience is a plus
