Purpose of Job

The purpose of this classification is to participate in the duties performed by work crews involved in building and grounds maintenance. This is a safety sensitive position subject to a drug screen.


Essential Functions

The Maintenance Technician is responsible for the following essential functions:

  • Work on damaged electrical wiring when a shortage or severed wire occurs.
  • Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
  • Maintaining all buildings HVAC equipment to keep climate control in the facilities functioning properly.
  • Applying preventative measures to the buildings, equipment, and park amenities to reduce the risk of future problems.
  • Fixing potential safety hazards to avoid injuries.
  • Complete Performance Checks on equipment including mowers, weed eaters, tractors, bobcats and complete equipment preventative maintenance, emergency repairs, installations, and removals.
  • Carryout regular preventive maintenance on equipment/fixtures/tools to mitigate major damage.
  • Performs scheduled preventative maintenance and minor repairs on all equipment, heavy equipment, and transportation equipment except for vehicles.
  • Complete in-service training of proper cleaning and daily maintenance of equipment.
  • Identify operating challenges that lead to equipment failure.
  • Work with peers and management to develop, implement and refine Preventative Maintenance actions for equipment.
  • Provide technical recommendations (advice and/or reports) for any equipment issues
  • Diagnose and repair or replace worn parts in equipment.
  • Fabricates and installs gates, fences, etc. on County property.
  • Repair posts, cables, concrete, fences, and gates using various types of equipment to include welding and cutting torches.
  • Performs preventive maintenance and repair work on County equipment and vehicles and reports resolves minor or reports major mechanical problems to the Assistant Maintenance Supervisor.
  • Performs general custodial duties as necessary.
  • Performs Preventive Maintenance on all equipment including but not limited to lawn mowers, tractors, weed-eaters, etc.
  • Installs post cables and chains to control parking and access to parks and other grounds.
  • Drives County vehicle to work sites to transport workers, materials, and supplies.
  • Assists crew members in moving furniture not in use to storage or other office buildings.
  • Confers with the Supervisor regarding work orders, problems, etc.
  • Lays and repairs cross ties and landscape timbers used to beautify parks and grounds.
  • Repairs, replaces, or installs park equipment, water lines, and drain lines.
  • Transports furniture, equipment, and other materials to/from County departments.
  • Respond to and report immediately if called upon by local, regional or central office supervisors, as part of a coordinated emergency response by the Knox County Mayor’s Office
  • Ensure regular, punctual attendance during scheduled work hours
  • Perform other duties as required


Minimum Training & Qualifications

  • High School diploma or GED required
  • Minimum of three years’ related experience in building and grounds maintenance and the operation of heavy motor equipment
  • Must possess and maintain a valid TN Driver’s License
  • Any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities may be considered for employment into the position
  • Applicants who are offered this job MUST take a drug test. Passing the drug test is required in order to start the job.

Physical Requirements

  • Must be physically able to operate a variety of machines, tools, and equipment to include a County vehicle, tractors, bush hogs, lawn mowers, weed eaters, chain saws, blowers, concrete mixers, hand-tools, etc.
  • Must be able to use body members to work, move or carry objects or materials.
  • Must be able to wear personal protection equipment (PPE).
  • Physical demand requirements are at levels of those for active work.


Occupational Hazards

  • Ability to work indoors and outdoors, cold and hot weather conditions including precipitation
  • Exposure to sunlight for extended periods of time
  • Exposure to various types of sprays, pesticides, and other chemicals
  • Works around and with various types of equipment including welding and cutting torches
