Position Description:
This position is responsible managing all aspects of the process for obtaining necessary local, state & federal entitlements, engineering/surveying approvals for future residential communities. Along with assisting in the timely delivery of project through land development. This includes supporting the work of land acquisition, coordinating with land planners and engineers, municipal or planning board meeting attendance, cost and budget determination, HOA formation and on-site management during land development work. This position does require in-office work and in-field work, too.
Primary Responsibilities:
Entitlement - Securing all necessary entitlements & engineering approvals for new single family and town home communities from inception thru final acceptance and bond release.
Analysis – Analyzing Land Acquisition opportunities from a development, zoning and approval process perspective. Creating a timeline for approvals.
Development – Manage aspects of field operations related to land development including erosion control, grading, utilities, paving, sidewalks and post construction compliance certifications.
HOA - Creation and review of HOA documents, review of deeds, plats, easements, budget analysis and meeting attendance as needed.
Bonds – Responsible for bond maintenance and monitoring all types guaranty.
Budgets – Regular review of development budgets both for credit partners and internal reporting.
Teamwork – Support the organization by handling other duties as assigned.

Qualifications:
Essential:
A minimum of three years of experience managing multiple residential entitlement, permitting and land development projects.
Experience interacting with regulatory agencies and influencing the public decision-making process.
Project Management skills to take projects from the feasibility stage through entitlement, engineering, approvals and construction on time and on budget.
Preferred:
Experience with residential entitlements and development in the Charlotte, NC area
Experience in public speaking and presentations to government officials, boards, and citizens.
A four-year degree in Land/Urban Planning, Landscape Architecture, Civil Engineering, Construction Management, or a related field.
