Job Summary:
We are seeking a skilled and reliable Handyman/Maintenance Repair/General Contractor to join our team at an apartment complex in Higginsville, Missouri. The ideal candidate will possess a strong background in various maintenance and repair tasks, including plumbing, electrical, HVAC, carpentry, painting, and general handyman work. This position requires the ability to work independently, prioritize tasks, and demonstrate excellent problem-solving skills. The Handyman/Maintenance Repair/General Contractor will be responsible for ensuring the upkeep and maintenance of the apartment complex, conducting repairs, responding to maintenance requests, and performing preventative maintenance tasks. Attention to detail, a strong work ethic, and excellent communication skills are essential for success in this role.
Responsibilities:
Perform routine maintenance tasks such as repairing plumbing fixtures, electrical systems, HVAC units, and appliances.
Conduct repairs to walls, flooring, doors, windows, and other structural components as needed.
Complete painting and finishing tasks to maintain the appearance of the apartment units and common areas.
Inspect and maintain the property grounds, including landscaping, sidewalks, parking lots, and outdoor amenities.
Respond promptly to maintenance requests from residents and property management staff.
Troubleshoot and diagnose issues to determine the appropriate course of action for repairs.
Coordinate with vendors and contractors for specialized repairs and services as needed.
Perform preventative maintenance tasks to ensure the longevity of equipment and systems.
Keep accurate records of maintenance activities, including work orders, inventory, and equipment maintenance schedules.
Adhere to safety protocols and regulations to maintain a safe working environment for yourself and others.
Qualifications:
High school diploma or equivalent.
Proven experience in maintenance repair, general contracting, or a related field.
Knowledge of plumbing, electrical, HVAC, carpentry, and other trades.
Ability to operate hand and power tools safely and effectively.
Strong problem-solving skills and attention to detail.
Excellent communication and interpersonal skills.
Ability to work independently and prioritize tasks effectively.
Valid driver's license and reliable transportation.
Availability to work flexible hours, including evenings and weekends, as needed.
Physical ability to lift and carry heavy objects, climb ladders, and perform manual labor.
Preferred Qualifications:
Certification or licensure in a relevant trade (e.g., plumbing, electrical, HVAC).
Previous experience working in a residential or commercial property management setting.
Knowledge of local building codes and regulations.
Experience using maintenance management software or systems.
