Kaanapali Plantation is Hiring a Site Manager - 779 Near Lahaina, HI

Site Manager for 62-Unit Condominium Association, Maui

Kaanapali Plantation, located on West Maui, is seeking a fulltime Site Manager.
Kaanapali Plantation is a beautiful, 10-acre low-density residential condominium property
located on the hillside above Kahekili Beach Park in the Kaanapali area of West Maui. Its
62 unit residences are situated in one and two story buildings, most with only two to four
units apiece. Common areas include a small pool, tennis court, shuffleboard court, patio
area, office with a small kitchen, walking paths, and lush landscaping.

Kaanapali Plantation’s Site Manager is responsible for the successful functioning of the
property. Generally, the Site Manager is responsible for overseeing and ensuring proper
maintenance of the Association’s common areas and buildings, as well as those portions of residential buildings for which the AOUO is responsible. The Site Manager is also responsible for maintaining order and compliance with the AUOU’s House Rules and working with the Board of Directors, its committees, and its professional Property Management Company. In essence, the Site Manager works to create an environment for owners, tenants, and guests to enjoy living in a safe, clean, and well-maintained property.

The Site Manager will preferably reside within 10 miles of the property, as he/she is expected respond to emergencies and urgent circumstances that cannot await resolution until the next business day.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Site Manager:

▪Establishes and maintains operating and administrative practices to ensure timely and
efficient handling of recurring work, special projects, and administrative tasks such as
conducting regular building and grounds inspections, maintaining appropriate files for work being performed, etc.

▪Investigates disturbances, violations, or complaints, and resolves problems in accordance with regulations established by Board of Directors and the Association’s governing documents.

▪Arranges for and oversees activities of contract service representatives such as landscape, pest control, refuse, major repair contractors, utility service providers, and providers of Association amenities, including approval of accounts payable.

▪Maintains and cleans the office building, and consolidates refuse and recycling.
▪Maintains contact with fire protection, police department, and other agencies having
jurisdiction over property to ensure Association is complying with codes and regulations.

▪Issues and maintains records as required by the Association, such as owner contact
information, guest registrations, special permits, and other related records.

▪Prepares and submits monthly reports to the Association’s Board and participates in
Board meetings and Annual Owner’s meetings.

QUALIFICATIONS

▪High school diploma or equivalent.

▪A minimum of 2 years’ experience managing condominium associations or similar
properties is preferred (work references required).

▪Ability to read and interpret documents such as safety rules, operating and maintenance
instructions, and procedure manuals; write routine reports and correspondence; clearly
communicate and present ideas, information, and knowledge verbally and in writing for monthly reporting and for day-to-day communication.

▪Computer literate and proficient in Outlook, Adobe Acrobat, Microsoft Word, Excel
spreadsheets, and Zoom.

▪Excellent interpersonal skills in working with a wide range of individuals and organizations.
▪Ability to problem solve and manage multiple simultaneous projects with high level of
professionalism.

▪Strong organizational skills and high integrity.
▪Hawaii Driver’s License and proof of car insurance.

PHYSICAL DEMANDS

▪While performing the duties of this job, the employee is frequently required to: sit, stand, and walk; use hands to finger, handle, or feel; reach with hands and arms; talk, hear and smell; and drive a golf cart. The employee is occasionally required to: climb or balance; and stoop, kneel, crouch or crawl. The employee must occasionally lift and/or move up to 50 pounds, and climb a ladder as needed. Specific vision abilities required by this job include close vision, distance
vision, color vision, peripheral vision, and depth perception.

▪While performing the duties of this job, the Site Manager will be exposed to outside
weather conditions. The noise level in the work environment is usually low to moderate.

Job Type: Full-time

Salary range from $65,000 to $80,000, depending on qualifications and experience. Benefits package includes:

Drug testing and background check will be required.
