Purchasing and Operations Manager

Position Overview:

The purchasing/operations manager will be responsible for running all aspects of a local homebuilder’s internal operations. In this role you will report directly to ownership and together develop objectives, internal and external policies and processes, material review and subcontractor and vendor selection. In this role you will work with multiple people inside and outside of the organization, strong organization and communication skills are a must. You will responsible for identifying, qualifying, and negotiating material and labor agreements so strong negotiation skills are also a must.

Duties and Responsibilities:

• Manage and review existing contractor and vendor network to determine capacity, efficiency, and quality. Work with existing contractors and vendors to increase quality, capacity and efficiency to company standards
• Identify and retain new contractors and vendors as necessary to meet requirements not met by existing base
• Review internal policies and procedures to identify areas that can lead to inefficiency, poor quality control or sub-par customer satisfaction. Develop and implement strategies to correct such areas
• Identify and implement technology that can be utilized to increase efficiency, customer satisfaction and quality control.
• Together with ownership, architects, contractors, vendors and field personnel identify alternative building methods that can lead to increased efficiency, increased productivity or less waist
• Manage subcontractor and vendor agreements to ensure they are consistent with company specifications
• Review job cost budget controls and identify problem areas. Implement changes to correct or improve performance
• Review and measure quality control and customer satisfaction. Continue to implement policies and procedures that improve upon both.

Required Education and Experience:

• Bachelor's degree
• Proven experience in purchasing, operations and/or organizational management

Skills and Abilities

• Demonstrated ability to implement process improvement initiatives
• Proficient in reading blueprints and job cost accounting
• Self-motivated, ability to work productively with little direction or supervision
• Detail oriented and well organized
• Strong problem solver, strategic thinker with the ability to develop and execute long-term plans
• Knowledge of local, state, and federal regulations and building codes
• Team oriented with the ability to have face-to-face conversations with co-workers and upper management regularly to collaborate to resolve issues
