JLL is Hiring a General Manager (Property Management) Near Seattle, WA

Primary Responsibilities:
Create approvals and recommendations to client.
Develops, gains consensus for, implements, and reports for assigned assets.
Work alongside Facilities Maintenance and Management to regularly inspect facilities and property condition. Recommend, justify, develop and coordinate projects that enhance the assets and tenant experience.
Assign employees or vendors to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors pursuant to client and JLL guidelines. Notify tenants of special projects, emergencies, or other requests.
Works with Chief Engineer to assign employees to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors, pursuant to client and Jones Lang LaSalle guidelines.
Capable of managing major construction projects, events on campus, tenant improvements, and other projects for client. Review construction specifications or plans, obtaining advice from the Chief Engineer, Operating Engineers and/or engineering/design consultants.
Support retail support team and brokers in the preparation of LOIs, leases, and license agreements.
Responsible for oversight of lease administration process.
Upon execution of the Lease, GM oversees the tenant construction process, prepares the set-up of accounting information to collect specified rents and develops lease abstracts. Maintain intimate knowledge of lease agreements; ensure compliance from an accounting standpoint and act upon from an operations point of view. Participate in review of lease proposals and lease language, lease discussions, and negotiations.
Competitively bid and prepare all master service agreements to assure high quality and cost-effective services. Oversee service contractors and vendors. Participate in group bid process as appropriate.
Draft agreements for legal review. Ensure tenants and vendors comply with insurance and lease requirements. Ensure that all legal agreements have been fully executed according to client and JLL standards.
Ensure that client and JLL invoice procedures are followed in an accurate and timely manner.
Approve purchase orders of supplies and equipment in accordance with client budgets and established parameters.
Identify and initiate process improvements for all current property systems.
Oversee completion of bi-weekly, monthly, quarterly, and annual client reporting.
Prepare the final budget documentation, calculations, and explanatory notes. Plan and administer budget for properties. Oversee achieving annual budgeted revenue, operating and capital expenses. Ensure timely and accurate reporting (bi-weekly, monthly, quarterly, or as required).Prepare CAM estimates and reconciliations and oversee the reconciliation process.
Oversee the A/R of assigned properties. Follow client collection guidelines, including procedures for tenant rent collection. Review account aging reports to ascertain status of collections and balances outstanding and to evaluate effectiveness of current collection policies and procedures.
Prepare and/or reviews adjustments to tenant billback process. GM has a strong knowledge and understanding of CPI increases, escalations, recoveries, etc.Review and approve all accounts payable, ensuring accurate general ledge coding and property allocations.
Prepare and/or review financial statements and reports on status of office buildings such as occupancy rates and dates of expiration of leases.
Prepare, review, and present property status reports for client on a bi-weekly, monthly, quarterly, and annual basis.
Prepare and review accruals with finance team on a regular basis.
Communicate regularly with the property team providing necessary support as well as 1:1 support and guidance.
Conduct periodic formal and informal performance evaluations.
Meet the assigned criteria within the Compliance Excellence Program and Engineering Audit. Assure compliance with JLL policies, procedures and standard practices.
Ensure that emergency procedures are in place, building staff are trained, and life safety systems are operating effectively.
Any and all other duties and tasks assigned.
Skills/Qualifications:
Associate or Bachelor's Degree Required. Finance, accounting, or advanced degree a plus
Real Estate Broker's License Required
MRI experience a plus
Kardin experience a plus
Class A Retail management a plus
Minimum five (5) years commercial real estate or property management experience.
Minimum three (3) years people-management experience of at least three (3) employees.
Familiarity with building systems, lease negotiations, documentation and administration.
Communication Skills: Ability to read, analyze, and interpret legal documents (lease documents, claims of lien, etc.), professional journals, technical procedures, or government regulations. Ability to effectively present information and respond to questions from senior level management, clients, tenants, vendors, peers and the general public.
Mathematical/Financial Skills: Experience in budget preparation and financial reporting. Ability to calculate figures and amounts such as discounts, interest, commissions, prorations, percentages, rent, parking fees, late fees and volume. Ability to apply concepts such as percentages, ratios and proportions to practical situations. Ability to analyze, interpret and explain financial statements and calculate variances. Experience with accruals as well as CAM estimates and reconciliations. Possess proven financial and accounting acumen.
Reasoning: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to respond to and interpret a variety of instructions furnished in written, oral, diagram or schedule format. Strategic thinker with strong implementation orientation.
Technology: Proficient knowledge of Microsoft Office Suite. Capable of learning new programs and technology. Must have working knowledge in various budget applications.
Project Management: Capable of managing construction projects such as tenant improvements, restroom renovations and major repair and maintenance projects, etc.
