Requirements:
Organize, coordinate and supervise commercial projects by driving progress and overseeing schedules while keeping it all on budget. Ensuring on-time completion, identifying variances, and consistently remaining proactive throughout a project. Responsible for ordering materials and scheduling manpower during each phase of a project. Accountable for ensuring profitability of a portfolio of projects is maximized.
The following duties are typical for this classification:
  • Manage multiple projects. Budget and allocate time spent between the office, with vendors/suppliers, and the job site(s) every week.
  • Prepare project reports for management and clients.
  • Read and interpret blueprints. Able to determine from architectural plans the scope of work and materials needed
  • Produce project-specific take-offs from plans and specifications for glass and glazing materials
  • Compile job cost estimates for project bidding, and developing corresponding budgets, and workflow timetables
  • Review and prepare proposals for new work
  • Set up contracted jobs, and ensure the correct product as specified for the job
  • Produce job submittals making sure what is bid and supplied aligns
  • Develop and provide close-out documents for each job
  • Ability to read Engineer, Architecture, and Fabrication drawings, along with interpreting/explaining contracts and technical information to other colleagues and construction professionals.
  • Respond to any change in Bulletins in the scope of work or RFIs
  • Maintain strict control over project budget, while keeping projects on schedule to insure ongoing profitability
  • Attend progress meetings report on work progress, and budget matters, to management and clients
  • Relationship management with the project architect, general contractor, vendors
  • Adhere to and hold employees accountable to policies, standards, and procedures for the technical work performed by the field staff
  • Schedule field staff for jobs assignments and ensure each job is properly staffed both weekly and forecasting into the future
  • Support the hiring process by identifying a need, reviewing a job description, recruiting, interviewing, and hiring
  • Understand safety, and compliance and oversee that the proper regulations are being followed
Knowledge and Abilities:
  • Knowledge of mechanical/commercial HVAC construction business is a plus.
  • Proficient computer skills including Microsoft Word, Excel, and Outlook
  • Ability to learn new concepts and adapt to changing business needs
  • Ability to read, analyze and interpret blueprints and drawings
  • Ability to be part of a high-functioning team with an emphasis on treating co-workers, supervisors, and customers with respect and a spirit of cooperation
Education and Experience, & Requirements:
  • Bachelor’s degree in a related field is desired not required.
  • A minimum of five (5) years of experience in a Project Manager or Supervisory role without Bachelor's degree.
