The Preconstruction Manager is responsible for leading the overall management of the preconstruction phase for a project. This role is responsible for understanding the deliverables, developing a work plan, and identifying resources required, while coordinating with Marketing/Communications/Pursuits and the Operations teams to ensure compliance with the Request for Proposals (RFP).

HERE’S WHAT YOU GET TO DO:

  • Prepare detailed estimates at all phases of design
  • Collaborate with the project team in establishing comprehensive estimates incorporating operations standards
  • Lead constructability reviews
  • Lead the development of specific systems analyses and the creation of Value Engineering
  • Strategically identify and align the most qualified subcontractors for the market sector and scope
  • Develop strategies for estimates and other RFP deliverables
  • Research and compile historical data for use in future budget preparation
  • Participate in design progress meetings and client presentations as required
  • Attend pre-bid meetings and lead subcontractor walk-throughs
  • Develop trade partner / supplier coverage and effectively communicate and manage
  • Manage trade partner/supplier coverage Responsible for subcontractor / supplier coverage and effective communication and management
  • Assist in the development of project schedules and approach strategies; coordinate with assigned Integrated Construction Group team members for 4D development
  • Participate in the development of phasing, sequencing and site logistics strategies
HERE’S WHO YOU ARE: (REQUIRED)
  • Bachelor’s Degree in Engineering, Construction Management, Architecture or related field or equivalent construction experience
  • A minimum of five (5) years’ experience in estimating for commercial construction
  • Ability to develop good relationships with clients, design teams and subcontractors
  • Proficiency and efficiency in takeoff software- On Screen Takeoff (OST) or Blue Beam
  • Knowledge of principles and practices of engineering and construction management, including safety, quality and sustainability standards
  • Proficiency and efficiency in takeoff software- Quantity takeoff
  • Experience managing and coordinating divisions 2, 15, 16
  • Ability to manage the overall document distribution process (RFI’s, Addenda, etc.)
  • Knowledge of principles and practices of engineering and construction management, including safety, quality and sustainability standards*

  • Experience estimating with a wide variety of building types (Examples: Residential, Office, Healthcare, Life Science, Education, Interiors, Retail, Light Industrial, Government)
  • Experience with Design Build projects and/or IPD delivery methods
  • Strong relationships with the local trade partner/vendor community, designers and clients
  • Strong knowledge of local construction pricing
