Senior Offsite Superintendent

SUMMARY

The Senior Offsite Superintendent is generally responsible for overseeing field operations and the construction of all infrastructure related Civil, Joint Trench, and Landscape Improvements for assigned projects/region as well as project specific field staff.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Supervise and oversee direct reporting employees as assigned for specific projects and required for appropriate management of assigned project.
  • Set and monitor daily, weekly and overall project goals and objectives with employees and trades to ensure execution of project strategies and vision.
  • Supervise, manage, and schedule construction activities in accordance with all trade and professional consultant contracts.
  • Assist the Community Development Manager in processing plan approvals through the government agencies.
  • Assist with obtaining permits necessary from municipalities.
  • Ensure compliance with all project conditions of approval.
  • Interface and provide necessary information and integration with other departments including; Sales and Marketing, Operations (Vertical Construction), Customer Service, Accounting, and others.
  • Develop and maintain offsite budgets that pertain to assigned projects.
  • Facilitate resolution with trade partners when conflicts exist, or clarification is needed for construction.
  • Review and implement engineer’s estimates, soils reports and mitigation and monitoring requirements for project.
  • Review and implement civil, utility, landscape and irrigation plans.
  • Assist the purchasing of all offsite improvements including providing input regarding necessary scopes of work.
  • Assist in negotiating and awarding offsite contracts in accordance with company policy.
  • Approve offsite invoices, contracts, change orders and check requests.
  • Prepare and update offsite infrastructure schedules.
  • Schedule public works inspections, geotechnical observations, SWPPP inspectors, biological observations and surveys, surveyors for construction staking, and other agency inspections and/or professionals as necessary.
  • Obtain tract/improvement acceptance from governing authorities.
  • Supervise and maintain SWPPP and erosion control compliance.
  • Oversee implementation of Shea Homes Safety program at assigned projects and any reporting necessary to ensure compliance.
  • Responsible for maintenance, construction or mitigation of impacts to wildlife mitigation areas.

REQUIREMENTS/QUALIFICATIONS

  • SWPPP – 24 hour SWPPP Training required. QSP Training required; additional CESWII Preferred.
  • OSHA – Competent Person Training required.
  • OSHA – 10 Hour
  • CPR – Current First Aid training required.

EDUCATION and/or EXPERIENCE

Bachelor's degree (B.A.) from four-year College or university; and/or ten years related experience and/or training; or equivalent combination of education and experience.

Directly supervises up to two employees, Land Development contractors and multiple 3rd party contractors. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; addressing complaints and resolving problems.

LANGUAGE SKILLS

Ability to read, analyzes, and interpret Land Development plans, sections, details, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL SKILLS

Ability to apply advanced mathematical concepts such as exponents, logarithms, and permutations. Ability to apply mathematical operations to such tasks as frequency distribution and analysis of variance.

VEHICLE

The job requires that the individual has a truck with 4-wheel drive capabilities as access to some project areas require this. The truck aspect is for occasional transportation of light equipment (shovel, broom, etc.) to locations within the jobsite.A vehicle allowance is provided.
