The Candidate and Responsibilities

The Senior Real Estate Accountant will be responsible for managing the monthly full cycle accounting process for a portfolio of development and income-producing property assets.

The main responsibilities of this role include: 

  • Prepare monthly financial statements, supporting working papers, and supplementary reporting as required. 
  • Prepare monthly journal entries, adjustments, and accruals, including closing entries for sale transactions.
  • Prepare monthly bank reconciliations.
  • Ensure all GST and other legislated taxes and assessments are reconciled and remitted including assistance during CRA audits.
  • Prepare quarterly internal and external management reporting packages including financial statements. 
  • Assist in the preparation of supporting working papers and documentations for the year-end audit process and tax filing process.
  • Assist with managing cash flows including capital calls, assist with cash transfers and ensuring there is sufficient funding to cover the assets' day-to-day needs.
  • Assist with the annual budgeting process.
  • Assist in the design and implementation of processes and controls related to accounting and development activity. 
  • Technical accounting issue analysis for assigned properties.

For development assets:

  • Monitor cash position, and the monthly draw package.
  • Help monitor projects in the accounting system’s job cost, including budgets, costs incurred, costs to complete, committed costs, and projected final costs in conjunction with the monthly draw package.
  • Monitor and review accounts payable to ensure accuracy of coding; ensure development fees are properly calculated and paid in a timely manner.
  • Work closely with the development team throughout project lifecycle; attend project status meetings and provide financial updates such as cash needs and timing of funding. 
  • For projects in the pre-construction phase, manage all financial aspects of the asset in its current stage, such as rent charges, tenant payments, and any further tenant administration. 

For income-producing property assets:

  • Set up and maintain tenant’s recovery in Yardi recovery model in accordance with lease language; use Yardi recovery model to calculate and record monthly and annual operating costs and realty tax recovery adjustments, billings, and estimates.
  • Perform monthly CAM and property tax and utility reconciliations. 
  • Complete year end operating cost adjustments and tenant billings for assigned properties within the allotted period according to requirements for asset.

Competencies, Qualifications, and Required Experience

  • Minimum 3 years development and income-producing property accounting experience; minimum 2 years real estate accounting experience (either property accounting or development accounting)
  • Canadian Chartered Professional Accountants (CPA)
  • Experience using Job Cost
  • Knowledge of Yardi 7s is a strong asset
  • Advanced skills in MS Office (Word, Excel, PowerPoint and Outlook)

Our Compensation & Benefits Philosophy: The typical hiring range for this position is $85,000 - $95,000 per year. The actual offered salary may vary and will depend on individual experience, qualifications, and market conditions for the role. We are also pleased to offer the following benefits:
