Division: Grounds & Golf (GRG007)Maintenance Journeyman 1C Primary Responsibilities: Oversee and perform scheduled repair, maintenance, and installation jobs for homeowners on the resort and respond to trouble calls. Does department briefing and assigns work orders to engineering staff and inspect completed work. Complete report on labor and parts for charges to homeowners. Lead, direct and train general maintenance personnel on daily work requests and emergency situations. Originate purchase requests, stock and take periodic inventory of supplies; perform duties of subordinate positions. Essential Duties:Oversee and schedule the maintenance, repair and installation of electrical, mechanical, plumbing, refrigeration, architectural and structural systems and equipment. Respond to trouble calls or emergency situations from homeowners; evaluate the situation and determine the most efficient action to be taken. Does department briefings. Assign work orders to engineering staff. Complete work orders as required. Perform duties following safety procedures and policies. Assist in special projects. Complete work assignments in a timely manner. Perform other related duties as assigned or required. Other Duties:Keep work area and maintenance shop clean and orderly. Research and recommend independent vendors or contractors when needed.Working Conditions: Works in various homes throughout the resort. May work in small cramped areas, with no air conditioning or limited ventilation. May work in high or elevated areas. Work Hours: Able to work shifts and days determined by Manager or Director. May be scheduled more than 40 hours a week if needed.Equipment Use: Telephone and radio.Various office equipment including but not limited to calculators, photocopiers and facsimile machines.Repair and maintenance tools and equipment i.e., refrigerant recovery machine, vacuum pump, torch, tubing cutter, wrenches, screwdrivers, pliers, multi meter, tubing bender, hammer, wire stripper and cutter, electrical tester, drill, snake, utility knife, socket set, knee pads, gloves and gas sniffer. Company vehicles to travel throughout the resort and off property. Mental and Physical Demands: Able to prioritize and organize workload to ensure deadlines are met.Able to manage stressful and challenging situations.Able to stand and walk during most of shift. Able to bend, kneel, squat, climb ladder to do repair and maintenance work. Able to delegate work assignments; train, lead and direct a crew.Able to sit at a desk to do administrative duties.Able to lift, carry, push/pull up to 50lbs; move furniture or appliances, carry and load/unload tools and equipment.Communication Demands: Must have the ability to communicate verbally and in writing to employees, manager, homeowners and guests/clients.Able to communicate over the phone or by radio.Minimum Qualification Requirements: 2 year college and/or 4 years related work experience. Maintenance specialty certificate or license. Able to read and understand blueprints and technical manuals. Valid Driver’s License Safely operate vehicles
