Holsten Management is Hiring a Recertification Specialist Near Chicago, IL

Job Description Summary:

The Recertification Specialist duties include a wide range of activities related to determining and documenting applicant and resident’s eligibility, income and rent. The position requires full accountability for a resident case load including accurate and complete files, resolution of special cases, and responsiveness to stakeholder inquiries.

Essential duties and responsibilities:

➢ Completes annual re-examinations within required time frames following the LIHTC and
HUD policy and procedures.

➢ Complete interim re-examinations and unit transfers as required.
➢ Conducts applicant and participant briefings and interviews, completing re-certification forms completely and accurately.
➢ Follow HUD/LIHTC policies to determine residents’ rent.
➢ Educate participants on program requirements and family obligations.
➢ Process all transactions within required systems.
➢ Maintains residents’ files in a safe and secure environment.
➢ May assist to draft general notices to residents.
➢ Assists the Property Manager in the development and implementation of goals, objectives, policies and priorities at the site.
➢ Complete move-ins and move-outs as required by LIHTC and HUD policy and procedures.

➢ Perform other related duties as assigned.

Qualifications and Competencies:

➢ Interpersonal, customer service, organizational and written/verbal communication skills.
➢ Flexible and able to work both independently with little direction/supervision and as part of a team.
➢ Be able to work well and with a high degree of accuracy in a busy office environment with frequent interruptions and changing priorities.
➢ Ability to prepare clear, concise, thorough, meaningful and grammatically correct written reports, letters, memoranda and other written documents.

Job Requirements:
➢ High school diploma or GED is required.
➢ Certified Occupancy Specialist and LIHTC Tax Credit Specialist Certification or ability to obtain within 120 days of hire.
➢ Knowledge of HUD Public and mix Finance Housing policies and procedures preferred.
➢ Tax Credit certification and familiarity with project-based subsidy programs preferred.
➢ Knowledge of Yardi Systems and OneSite preferred.

Confidentiality, quality, accuracy, timeliness, reliability, and thoroughness of work performed; ability to gain the trust and respect of management, coworkers; maintain the integrity of confidential business and product information; ability to communicate effectively and develop good working relationships with other employees is essential to accomplish goals and objectives of the Department.

Working Conditions:
Work is performed largely in an office environment. Hours of work will generally be during regular business hours and average at least 40 hours a week. There will be some variation in work hours due to employee shift schedules, special projects, deadlines and other concerns.

Relationships:
Will have strong relationships with members of Residence, Property Management, Accounting,
Facilities, Marketing/Leasing, Legal, Compliance, Human Resources, Senior Management, as well as various vendor and provider representatives.

Driving Requirements:
Need to utilize personal transportation to inspect Holsten Management Corporation properties, to meet with site staff, and vendors, and attend outside meetings and events. Must have valid driver’s license and automobile insurance coverage.

Travel:
20-25% of the time to utilize personal transportation to inspect apartment property and surrounding neighborhood and to visit Holsten corporate office. Must have valid driver’s license and automobile insurance coverage.
