Hillpointe Corporate Management is Hiring a Pre-Development Project Manager Near Winter Park, FL

Planning and Development

  • Identify preconstruction planning, logistics, security, and compliance requirements.
  • Proactively lead the planning and development process for new projects.
  • Manage and monitor the timely preparation and submission of building permits through various municipalities and utility providers based on construction deadlines.
  • Ensure compliance with permit requirements, including a timely response to review comments and requests for information.
  • Manage records of permit activity and respond to inquiries regarding permit status.
  • Serve as the primary point of contact for utility engineers for all permit-related inquiries.
  • Identify and mitigate potential site security and safety issues.
  • Direct and control project close-out procedures, including arranging the archiving of hard copy files, closing/turning over documents, complying with close-out checklists, coordinating lien searches, and receiving the certificate of occupancy.

Pre-Development and Project Close-Out

  • Direct, coordinate, and manage all assigned construction-related support activities.
  • Lead dissemination of project plans, schedules, and key milestones.
  • Interact daily with company departments, field personnel, site contractors, subcontractors, field consultants, and jurisdictional agency representatives as required.
  • Coordinate with construction operations management regarding materials and support requirements of ongoing construction projects.
  • Prepare and maintain project control processes throughout the project's life cycle.
  • Prepare project reports as necessary to ensure the stakeholders are informed of the project status.
  • Maintain strict confidentiality in all company matters and budgets.
  • Acts as liaison between the contractor and the design & development department.
  • Direct and control project close-out procedures, including archiving hard copy files, close-out/turnover documents, compliance with close-out checklists, coordination of lien searches, and receipt of the certificate of occupancy.

Construction Services, Logistics and Support

  • Source, manage, and provide quality control of subcontractors for all site services, security, and public safety materials, tools, and equipment.
  • Coordinate on-site activity with job site personnel to ensure project milestones and other requirements are clear and documented, including on-site staging.
  • Monitor the status of open requisitions to ensure on-time delivery of all materials, including timely resolution, communication, and mitigation of future potential issues.
  • Establish optimal SCM service levels based on forecast, demand variation, and lead times.
  • Collaborate with internal customers and provide a high level of service, including recommending vendor solutions, resources, and alternative supply options.

Quality

  • Regularly evaluate the efficiency of pre-development processes according to organizational objectives and champion improvement initiatives.
  • Oversee pre-developmental support processes and organize them to enhance efficiency.
  • Revise and formulate policies and promote their implementation
  • Manage relationships/agreements with external partners, both suppliers and subcontractors
  • Evaluate overall performance by gathering, analyzing, and interpreting data and metrics
  • Ensure that the company runs with legality and conformity to established regulations
  • Helps implement brand design standards and implement ongoing brand aesthetic policy

Qualifications

  • Bachelor's degree bachelor's degree in a technical, business, or other related discipline required (Construction Management concentration preferred)
  • Minimum three years of experience in construction management, engineering, or planning.
  • Ability to read and comprehend project plans and documentation, including local ordinances and building codes.
  • Intermediate knowledge of land development and the construction industry
  • Knowledge of construction methods and technologies and ability to interpret technical drawings and contracts, building code requirements, and ordinances.
  • Ability to manage multiple projects simultaneously with a constant eye on quality and compliance.
  • Knowledge of job site safety practices required
  • Solid written and verbal communication and organizational skills to meet strict timelines.
  • Strong working knowledge of Adobe and Microsoft desktop applications - Word, Excel, PowerPoint, and Outlook.
  • Ability to remain calm, focused, and effective under time-sensitive circumstances.
  • Strong time management, leadership, project, decision-making, and multitasking skills.
  • Valid Driver's License
  • Some overnight travel may be required.
