Heritage Community of Kalamazoo is Hiring a Director of Plant Operations Near Kalamazoo, MI

Job Summary

Theposition is responsible for ensuring the environmental services throughout campus is maintained to achieve our mission. This individual is responsible for the managing the design,planning, construction and maintenance of equipment, machinery, buildings andother facilities. The hiring range for this position is $68,857-$103,285. 

MajorResponsibilities

  • Maintain current knowledge and assure physical plant operations meet all regulatory and quality assurance standards including but not limited to federal and state laws, (MI)OSHA, local ordinances, and Heritage Community of Kalamazoo policy and procedures.
  • Provide leadership and oversight for the campus’s physical plant operations including Transportation, Maintenance, Housekeeping, Laundry, Grounds and Security departments.
  • Evaluate physical plant operations services and use of resources; assess the need for additional staff, equipment, and/or services to meet service delivery, performance goals and continuous quality improvement measures.
  • Establish and implement departmental policies, goals, objectives, and procedures, conferring with the Chief Operating Officer, Community Directors, and other appropriate staff as necessary.
  • Ensure proper repair and maintenance of facilities to include ventilation, lighting, cleanliness, laundry, sanitation, painting, refurbishing, and general appearance of buildings and grounds.
  • Ensure proper functionality of the emergency power generator, fire, emergency and safety equipment.
  • Develop and ensure implementation of a campus wide preventative maintenance program and systematic inspection of equipment and physical plant.
  • Develop and ensure implementation of a campus wide cleaning program/schedule to ensure that the appearance of all areas is consistent with our standards.
  • Ensure execution of an effective work order repair system to include prioritizing of work orders, investigating complaints, responding to physical plant related concerns, and taking appropriate corrective action.
  • Establish policies and procedures for security and disaster plan in coordination with the Chief Operating Officer and Community Directors; ensure buildings and campus are safe and secure.
  • Serve as primary contact and liaison with contractors/subcontracts engaged in physical plant operations projects; negotiates and bids for contracts within the scope of responsibility.
  • Participates in performance-related goal setting and achievement to meet personal and organizational goals and objectives.
  • Other related duties may be assigned or added.

Knowledge andCritical Skills 

  • Bachelor’sdegree in engineering or related field.
  •  Demonstrate leadership, supervisory,and customer service skills.
  •  Works creatively and effectively with staff,clients, residents, contractors and community resources.
  • Ability to applyprinciples of logical thinking to a wide range of intellectual and practicalproblems.
  •  Understands, analyzes andinterprets financial reports and other technical documents. 
  • Superior verbal and written communicationskills; ability to effectively prepare business letters, procedures,expositions, summaries, and reports.

EssentialPhysical Functions

  • Stands and routinely moves throughout buildingduring work shift. Frequently requiredto stand, walk, sit, etc. 
  • Operates and controls heavy mechanicalequipment.
  • Subject to exposure of infectious waste, odors, disinfectants, and/or other air contaminants.

Experience

  • Aminimum of five years’ experience in plant engineering and/or trades such asplumbing, electrical, painting, carpentry, refrigeration, grounds maintenance,masonry and maintenance.
  • Threeyears’ supervisory experience. Background in purchasing and capital management preferred.
  • Previousexperience working in a health care setting and/or with senior adultspreferred.
