Responsibilities
•Inspect potential projects and develop a scope of work, budget, and completion timeline
•Forecast monetary needs for the project
•Obtain and approve bids
•Order project supplies
•Schedule contractors and vendor work to ensure on-time project deadlines
•Conduct periodic inspections of each project ensuring and directing the highest quality work of all contractors, vendors, and their laborers
•Communicate the status of the renovation project to key stakeholders by providing regular progress reports
•Approve payment to vendors and accurately manage the project budget
•Maintain Contractors and Vendor list and consistently seek out additional vendors or hire employees as needed to complete jobs on time and within budget
•Conduct final checklist inspection
•Conduct business with external vendors, contractors, and critical subcontractors to negotiate profitable contracts
•Establish organizational processes for tools, equipment, and vehicles and arrange for maintenance as needed
•Determine the project deliverables and specifications, including the project scope, necessary project resources, and estimated labor needed by collaborating with clients, engineers, and architects
•Prevent injuries, slowdowns, and project risks by demanding complete adherence to health and safety standards on construction sites, and reporting safety regulation issues promptly
•Communicate the status of the building project to key stakeholders by providing regular progress reports
Qualifications
•Strong communication skills, leadership skills, organizational skills, problem- skills, and time-management skills
•Strong knowledge of single-family renovations and the entire process including though inspection, development of scopes of work, permitting and codes, resources, methods, and project management principles
•Minimum 5 years of Property Improvement or Renovations Project Management
•Previous Hands-on Property Improvement or Renovations Experience
•Full-time Availability
•Able to lift 50 lbs. and climb a ladder
•Possess a deep understanding of the construction industry and the entire building process, including building codes, blueprints, permits, construction equipment, material resources, project management principles, and construction methods
•Certified as a Project Management Professional (PMP) is highly valued
•Experience using construction or project management software preferred
•1 years of experience as a construction project manager
•Four-year college degree in engineering, construction management, or other similar fields
