Position Summary
The position is a non-exempt hourly position with an average of 40 hours per week. They are responsible for the general condition of the property including basic electrical, carpentry, plumbing, mechanical and painting work. There main body of work is maintaining the properties appearance and mechanical functions through preventive maintenance.
Daily Responsibilities
· Resolve work orders daily to ensure guest satisfaction.
· Maintain timelines and work schedules in accordance with the preventive maintenance program.
· Maintain the pool so that it meets all safety and health department standards.
· Diagnose problems with equipment, replace and repair parts, test and make adjustments to ensure equipment is working properly.
· Maintain Par levels of parts and tools needed to complete daily tasks.
· Ensure that all the maintenance tools are accounted for daily and secured in a safe location.
· Comply with the companies, state and federal safety regulations.
· Maintain a clean and organized work space.
· Use a variety of hand and power tools to perform daily duties.
· Read and interpret equipment manuals to perform required maintenance and services.
· Ensure all storage areas organized and meet all safety standards.
· Ensure that the properties landscape is healthy, trim and has good curb appeal for the hotel’s guests.
· Maintain a list of all building equipment in the hotel for quick reference.
· Maintain a list of all approved repair vendors for quick reference.
· Walks the property to ensure that all equipment and materials are in good repair. Creates work-orders when necessary.
· Works alongside the pest control vendor to ensure that the hotel has a preventative pest program that is working and meets the company’s standards.
· Maintains an “on-call” schedule for after-hours emergencies.
· Works with the TV vendor to maintain proper working order of all TV/ Cable functions.
· Ensures the property meets all state, federal and brand safety codes and standards.
· Ensures proper working order of the fire suppression and alarm systems.
- Ensures that the property parking lots and breezeways are swept and kept clean.
- Must be able to work outside for up to 8hrs/day; lift 25lbs up 2 flights of stairs.
