Hamilton-Ryker is looking for a Public Housing Assistant associate in the Georgetown, KY area.
Shift : Monday Thursday 8 : 00am 4 : 30pm & Friday 8 : 00am 12 : 30pm
Payrate : $19.00hr
What you will be doing :
Upload and import all online applications into software system. Review each application from the waiting lists to determine program eligibility Secure each applicant’s supporting documentation Prepare required notices related to program eligibility.
Calculate tenant rent, with eligible deductions and expenses. Prepare lease, and required addenda, and Review lease and other documents with the new resident.
Prior to the move-in date, prepare move-in packet, and conduct orientation for each move-in. Maintain complete files on denied applicants, new residents and list of eligible applicants Ensure units released for occupancy by Maintenance Department are leased in a timely manner.
Perform weekly walk-by inspection of buildings and grounds to observe condition of property, take inventory of office and housing supplies, complete requisitions for missing items as needed.
Perform periodic inspections of units. Collects rent for assigned development and records transactions. Posts late payment charges, prepares and sends resident’s utility bills, and closes out the books.
Maintain waiting lists for each fiscal year of eligible applicants to timely fill vacant units. Print each waiting list on the first calendar day of each month.
Complete the landlord section on the website. Secure required signatures on approved applications. Process waived late fees per agreement in Tenant’s Accounts Receivable.
Upload agreement and supporting documents Maintain the tracking log on the shared T-Drive. Complete Bank Deposits by ensuring to Close-out the Cash Drawer daily, reconciling receipts, and deposit amounts.
Assist customers as needed, both online and in the office. Timely respond to all phone calls, emails, queries, correspondence, whether online or in office, applicants or residents, other GHA offices, HUD, or outside agencies.
Ensure effective lines of communications regarding program matters -written and otherwise. Communicate with Maintenance on projected dates of occupancy.
What we need from you :
Must be at least 18 years of age or over Must comply with client’s substance abuse & background policy Highschool Diploma or Equivalent Must have Valid DL Have reliable transportation Good math skills Ability to research and understand federal, state and local government housing policies Bilingual is a plus
