Job Description
SUMMARY:
Under the direction of the Senior Director, Facilities, Planning, Development, and Maintenance, perform a variety of responsible duties related to the management of all facilities related maintenance operations and activities; organize, schedule, assign and review maintenance work; supervise and evaluate the performance of assigned staff.
REPRESENTATIVE DUTIES:
Organize, coordinate and oversee day-to-day maintenance activities to assure the proper and efficient maintenance and repair of district buildings, facilities, and related equipment.
Supervise and evaluate the performance of assigned staff; assign and review work and participate in the selection of new personnel as assigned.
Coordinate facilities related projects that may include outside contractors and multiple in-house trades and tasks including electrical, electronics, plumbing, HVAC, and carpentry.
Develop and prepare work schedules; review maintenance reports or requests; prioritize and coordinate duties and assignments to assure effective workflow and facilitate operations.
Prepare and maintain records, files, logs and reports related to personnel, inventory, supplies, work requests and work performed.
Conduct inspections of buildings and facilities to determine maintenance and repair needs; recommend the removal of fire, safety or health hazards.
Participate in the establishment and implementation of a systematic preventive maintenance program.
Communicate with vendors, contractors and State and County inspectors regarding maintenance operations and activities.
Perform related duties as assigned.
Routinely coordinate with the college personnel concerning the prioritization and status of work orders.
KNOWLEDGE AND ABILITIES:
KNOWLEDGE OF:
  • Methods, equipment and materials used in the various maintenance trades including carpentry, electrical, plumbing, HVAC, glazing, and electronics.
  • Principles and practices of supervision and training.
  • Methods, equipment and materials used in the maintenance and repair of related equipment, including HVAC, electronics, motors.
  • Appropriate safety precautions and procedures.
  • Applicable State, County and City laws, codes and regulations related to maintenance operations.
  • Oral and written communication skills.
  • Recordkeeping techniques.
  • Automated work order processing and reporting systems.
  • Parts inventory and control procedures.
ABILITY TO:
  • Organize, coordinate and oversee maintenance operations and activities in a community college district.
  • Train, supervise and evaluate personnel.
  • Assign and review the work of others.
  • Prioritize and schedule work.
  • Inspect facilities for maintenance and repair needs and fire, safety and health hazards.
  • Plan and organize work.
  • Communicate effectively both orally and in writing.
  • Work from blueprints, shop drawings and sketches.
  • Maintain records and prepare reports.
  • Lift objects weighing up to 100 pounds.
  • Observe legal and defensive driving practices.
  • Establish and maintain cooperative and effective working relationships with others.
EDUCATION AND EXPERIENCE:
Any combination equivalent to: graduation from high school supplemented by two years of college course work in business or a related field and four years increasingly responsible related maintenance experience including one year in a lead or supervisory capacity.
LICENSES AND OTHER EQUIPMENT:
Valid California driver's license and ability to qualify for district vehicle insurance coverage.
WORKING CONDITIONS:
Work includes indoor and outdoor environment; subject to heavy lifting, climbing and noise.
