Greenleaf Management, LLC is Hiring an Assistant Commercial Property Manager Near Norcross, GA

Position Description: The Assistant Property Manager will assist the Senior Property Manager with the operation and financial success of an assigned portfolio of commercial properties.
Property Management:
  • Coordinate tenant move-ins and move-outs, follow-up on all customers' move-in and move-out punch list inspections.
  • Provide excellent customer service to tenants by responding to tenant needs, ensuring that all administrative functions and building maintenance issues are resolved promptly and consistent with policies, procedures, and contractual obligations.
  • Assist with regular property inspections to prevent problems/identify opportunities to ensure compliance with code and regulations including maintenance needs and safety hazards.
  • Review and monitor daily work order report and weekly outstanding work order report.
  • Assist with assuring optimal functioning of building systems (HVAC, fire/life safety, elevators, and security systems)
  • Assist the Senior Property Manager in the oversight of administrative assistant duties.
  • Assist with property acquisition and dispositions as needed.
Leasing:
  • Manage lease agreements including renewals, amendments, extensions and all other related documents.
  • Prepares rental commencement letters and lease required notices.
  • Markets property availability through proper channels such as Loopnet and Co-Star.
Property Accounting:
  • Collect rent and pays expenses following lease terms. Obtain account receivable aging reports and independently initiates procedures to address tenant delinquencies. Prepare all required legal notices and recommends and coordinate legal action as needed.
  • Assists in preparing the operating budget: revenue, expenses, capital plan, and operating expense management.
  • Works with Senior Property Manager in preparing monthly financial reports such as accruals, budget variance reports, and forecast reports.
  • Reviews and approves monthly recurring billing and miscellaneous billing.
  • Reconciles monthly invoices of the major service providers (i.e., janitorial, security, trash removal, etc.) to ensure accuracy, and prepares reports for billing monthly.
  • Understands methods of calculating operating expense prorata shares, prepares and reviews calculations, and approves customer statements.
  • In conjunction with Senior Property Manager, completes operating expense review and Customer calculation sheet preparation.

Qualifications:

  • Bachelor's degree or minimum of 3 years experience in commercial property industry.
  • Yardi property management software experience preferred.
  • Excellent customer service skills, basic accounting skills and knowledge.
  • Strong organizational skills that reflect the ability to perform and prioritize multiple tasks seamlessly with excellent attention to detail.
  • Highly resourceful team-player, with the ability to also be extremely effective independently.
  • Valid driver's license is required.
  • Excellent verbal and written communication skills.

  • Competitive Salary (plus quarterly bonus): $55,000 - $65,000 DOE
