Great Expectations is Hiring a Maintenance Supervisor Near Bellevue, WA

Arboreal Management is excited to add a team member who will oversee all maintenance in 1-2 apartment buildings with 200 units total. We are looking for an experienced hire who is excited about being part of a growing team.

The main property is in Bellevue, near the Crossroads area. It is a new building, recently converted from Senior Living to apartments. The role will require occasional travel to sites in Seattle as well.

What you will do: Working directly with the Portfolio Manager, you will play an important role in executing and coordinating our maintenance activities, interacting with residents, and tracking our project status:

  • Own the maintenance and facilities plan, together with the property management staff
  • Conduct work orders and unit turns as needed
  • Manage the maintenance and capital budget
  • Select vendors and communicate with them, following company procurement policies
  • Communicate with tenants about work orders and maintenance issues
  • Be independent but also part of a team -- helping out in other property portfolios where needed.
  • Over time, lead the activity of groundskeepers and junior maintenance techs, including hiring, training, and management

We see a clear path for this role into leadership for our business as we grow.

What you should bring: We are looking for an individual with some experience in a relevant field and a strong professional orientation. Most of all, we seek someone who is flexible, detail oriented, and who loves working in a team. Specific qualifications include:

  • 5 years’ experience working in multifamily maintenance or construction
  • Experience in all aspects of maintenance, including unit turns, remodels, systems repairs, etc
  • Comfort working in small, effective teams
  • Flexibility regarding day-to-day required actions
  • Project management and business task experience
  • Spanish language ability a plus.

Who we are: Arboreal Management is the property management arm of Great Expectations, a fast growing Real Estate investment firm focused on providing innovative, affordable, and profitable housing for Pacific Northwest residents. We own and operate around 1500 rental apartments and houses and are developing about 500 more. We are based in Seattle but have projects as far as Portland and Spokane. We are strong advocates for housing affordability.

As a small firm, we have a particularly strong commitment to our values and expect our team members to share them. We value:

  • Inclusion and Diversity within our company, in how we select partners, and how we design for customers. We actively seek and learn from different perspectives
  • Teamwork: We communicate consistently, learn from one another, and always operate as a team when faced with a challenge. We only win as a team
  • Data-based decision making: We consider the facts and identify patterns to make good decisions and evaluate mistakes. There is always a “best” answer
  • Question conventional wisdom: If something doesn't make sense or data suggests otherwise, we dig in and decide how to act. We love it when we see something others don’t
  • Respect for our residents: The people who live in our buildings are our business partners. We listen to them, respect them, and aim to build them the homes they want at the price they can afford.

Who you are: You are in the growth phase of your career and motivated to take on an opportunity with a larger set of responsibilities and opportunities than normally offered. In addition:

  • You have experience working in multifamily apartment and/or single-family home maintenance as part of a larger team.
  • You are familiar with basic maintenance and construction techniques, including painting, flooring, light plumbing, basic electrical, etc
  • You have managed people
  • You are comfortable managing and mentoring young people in the maintenance field
  • You can use business technology such as Excel
  • You are organized and can plan and manage schedules
  • You are comfortable working with leadership, can conduct yourself in business dealings, are organized, efficient, and spot problems before they happen
  • You understand details matter and are therefore as comfortable aligning a loose electrical receptacle as you are learning how to develop a Real Estate empire
  • You understand the responsibility of being a core member of a small team.

This is an ideal job for someone who has a background in multifamily maintenance and construction, excellent organizational skills, and who enjoys working in a fast-paced, entrepreneurial environment. We are excited to offer a supportive professional environment and exposure to and participation in the Real Estate investment and development process in both a growing firm and a growing region.
